Patrick Lyden <br />Landmark or District Designation: Local Landmark &Chapin Park LHDINR <br />Rating: Outstanding <br />DESCRIPTION OF STRUCTURE / SITE: Hodson's Castle is an elaborate 2'l2 storey <br />Queen Anne with an irregular floor plan set on a foundation built from "Notre Dame" <br />yellow brick. The first storey if finished with narrow wood clapboards while the second <br />storey has rounded and diamond shaped shingles. The two storeys are divided by a belt <br />course of vertical siding and elaborately trimmed. The hip roof has gable dormers along <br />with tower and bays with mansard wrapping around the rear corner. There are detailed <br />carvings at roof edges and dormers. There is a comer tower with overhanging chamfered <br />conger supported by two spindle columns. The window openings are simple double hung <br />sashes with pilaster trim and carved corner blocks. The front door way are panel wood <br />double leaf doors with single light and multi -pane over and below with a stained glass <br />transom <br />ALTERATIONS: The tower has been shortened. The verandah was been removed and <br />replaced with two porches leading to the main entrance and the cast side entrance. Roof <br />has been replaced. New K -style gutter were installed and the foundation repaired and <br />reinforced (COA #2009- 0406C) Rear attic venting skylights were added with COA #2010- <br />0406). <br />APPLICATION ITEMS. Please refer to attached description. <br />DISCRIPTION OF PROPOSED PROJECT:, The homeowner proposes the following: <br />Demolish existing driveway apron in between street and existing sidewalk (note no <br />driveway exists). Repair existing concrete curb and install new concrete cur where <br />driveway apron was located. Install sod where driveway apron was located. <br />Replacelrepair existing crumbling concrete step in front of house (second step up from <br />ground level). Demolish and replace existing cracked sidewalk section (approx. 3'x3' <br />section) and add new sidewalk section installed between the street and the existing <br />sidewalk to correspond to walk -up sidewalk to front steps (see attached pictures). <br />Remove all debris from the site. <br />STANDARDS AND GUIDELINES:, <br />B. BUILDING SITE, LANWSCAPING & ACCESSORIES <br />This section focuses on individual properties and amenities. Building sites tend to be irregularly <br />shaped, of varying topography and with different setbacks with regard to plots. Alleys are <br />generally behind houses. Landscape accessories like fences are unique to each structure. Chapin <br />Place presents a unique "situation within the district. Applications from properties that have <br />property lines on Chapin Place will be considered on a case -by -case basis. <br />
