i <br />STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: 8 August 2012 <br />Application Number: 2012-0807 <br />Property Location: 1348 East Wayne South <br />Architectural Style /Date/Architect or Builder: Colonial Revival/1927/`,'.kustiii&Shainbleau <br />Property Owner: Gwen Mae Gregor <br />Landmark or District Desionation: East Wayne Street <br />Rating: Contributing <br />DESCRIPTION OF STRUCTURE/ SITE,: 1 )48 East Wayne is a 2 storey Colonial with aluminum <br />siding. The gabled slate roof has two cross front gables. The windows are I/I and 4/1 double hung <br />t� C> <br />sashes with trim wrapped with siding material. There is an offiet gable entry with moulded trim gable <br />returns, plain entablature with Doric columns. There is leaded glass in the fanlight and a concrete front <br />stoop. There is a glass enclosed side porch. <br />ALTERATIONS: The aluminum siding and storm windows and doors are not original to the house. <br />The side porch was enclosed around 1955. <br />APPLICATION ITEMS: Remove flat scam copper roof over back porch. Repair rotten deck, replace <br />with V?" hard board base and single —ply white fleece back vinyl T.P.O. with new shop- fabricated copper <br />edge flashing. Roof size is I O'x 15'. <br />DESCRIPTION OF PROPOSED PROJECT: Sla Tile proposes to remove the compromised flat <br />copper roof and flashing. The copper roof has been leaking. The previous attempts to stop the leaking <br />have improperly used a roofing cement over all of the scams creating more of a problem and not being <br />able to pinpoint exactly where the leak(s) was occurring.. Please refer to photograph. Once the copper roof <br />is removed and the decking replaced, the 50 mil. Duro-last Duro fleece membrane will be applied. Please <br />refer to specification sheets. New copper flashing will be reinstalled and any damaged or missing slates <br />will be replaced in-kind. <br />STANDARDS AND GUIDELINES: , F.-ast TV(zyne Street Local Historic District <br />B. ROOFS AND ROOFING <br />Roof shapes in the district encompass most of the various designs found in residential structures. Roofs are covered <br />with a variety of materials such as asphalt, asbestos, wood, and slate shingles, as well as clay tiles. Residences in <br />most cases have wood fascias with gutters and downspouts. The facias of some vinyl or metal sided houses are <br />covered with the same material. <br />Required <br />The existing shape and materials of the roof shall be retained. All architectural features which give the roof its <br />essential character shall be retained, including dormer windows, 'cupolas, cornices, brackets, chimneys, cresting and <br />weather vanes. <br />Recommended eff ort should be made <br />Whenever possible, the original shape and materials of the roof shall be restored. Particular <br />to retain materials such as slate, tile, and other unique materials not commonly found in new construction. Roof <br />covering which is deteriorated beyond repair should be replaced with new material that matches as closely as <br />possible the original in composition, size, shape, color and texture. Gutters and downspouts are often a necessary <br />adj unct in order to prevent deterioration of the structure; they should be maintained whenever possible or replaced <br />with a style comparable and suitable to the architectural period. <br />Prohibited from the thoroughfare by adding <br />Nothing shall be done to change the essential character of the roof as viewed-f <br />architectural features or large unsightly fixtures, or by using materials inappropriate to the style of the house. The <br />roof shall not be stripped of architectural features important to its character. <br />
