Edgewater Place Local Historic District Guidebook <br />B. BUILDING SITE, LANDSCAPING, AND ACCESSORIES <br />Individual properties in the district are characterized by a house located in the center of a flat lawn, often divided by a walk <br />leading to the front entrance. Many properties have a straight driveway along one edge of the lot leading to a garage at the rear of <br />the house. This driveway often has a sidewalk along one side leading to the front entrance either in the center or at the side of the <br />house. Driveway and sidewalk materials include asphalt or concrete. All of the properties have trees; many have trimmed <br />shrubbery and hedges. All of the houses conform to a uniform <br />setback line within each block. <br />Required <br />Existing plants, trees, fencing, walkways, streetlights, signs, and benches which reflect the properties' history and development <br />shall be retained. <br />Recommended <br />New site work should be based upon actual knowledge of the past appearance of the property found in photographs, drawings <br />and newspapers. New site work should be appropriate to existing surrounding site elements in scale, type and appearance. Plant <br />materials and trees in close proximity to the buildings that are causing deterioration to the building's historic fabric should be <br />removed. <br />Prohibited <br />No changes may be made to the appearance of the site by removing old plants, trees, fencing, walkways, outbuildings and other <br />site elements before evaluating their importance to the property's history and development. Front yard areas shall not be <br />transformed into parking lots nor paved nor blacktopped. Front yard areas shall not be fenced, with the exception of properties <br />along Lincolnway, which may be fenced, but not with enclosed stockade -type fencing. <br />Not Recommended <br />Telephone poles with high intensity overhead lights should not be used, with the exception of along Lincolnway. <br />STAFF RECOMMENDATION: Staff recommends approval as the project conforms to the guidelines for Edgewater Place. <br />Catherine D. COA #2012 -0807 East Wayne <br />No Representation <br />STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: 8 August 2012 <br />Application Number: 2012 -0807 <br />Property Location: 1348 East Wayne South <br />Architectural Style/Date /Architect or Builder: Colonial Revival/1927 /Austin &Shambleau <br />Property Owner: Gwen Mac Gregor <br />Landmark or District Designation: East Wayne Street <br />Rating: Contributing <br />DESCRIPTION OF STRUCTURE/ SITE: 1348 East Wayne is a 2 storey Colonial with aluminum siding. The gabled slate <br />roof has two cross front gables. The windows are 1/1 and 4/1 double hung sashes with trim wrapped with siding material. There <br />is an offset gable entry with moulded trim gable returns, plain entablature with Doric columns. There is leaded glass in the <br />fanlight and a concrete front stoop. There is a glass enclosed side porch. <br />ALTERATIONS: The aluminum siding and storm windows and doors are not original to the house. The side porch was <br />enclosed around 1955. <br />APPLICATION ITEMS: Remove flat seam copper roof over back porch. Repair rotten deck, replace with'' /z" hard board <br />base and single —ply white fleece back vinyl T.P.O. with new shop- fabricated copper edge flashing. Roof size is 10'x15'. <br />DESCRIPTION OF PROPOSED PROJECT: Sla Tile proposes to remove the compromised flat copper roof and flashing. <br />The copper roof has been leaking. The previous attempts to stop the leaking have improperly used a roofing cement over all of <br />the seams creating more of a problem and not being able to pinpoint exactly where the leak(s) was occurring. Please refer to <br />photograph. Once the copper roof is removed and the decking replaced, the 50 mil. Duro -last Duro fleece membrane will be <br />applied. Please refer to specification sheets.
