John Mellor Design <br />Traditional Architecture & Urbanism <br />Memorandum <br />To: Historic Preservation Commission of South Bend & St. Joseph County <br />125 S Lafayette Boulevard, South Bend, Indiana 46601 <br />From: John Mellor, AIA, LEED AP <br />John Mellor Design <br />Date: September 29, 2011 <br />Re: Written Description: Application for Certificate of Appropriateness <br />The following is a written description of the proposed work to be conducted at the home <br />of Tom and Bridget Keller, 1321 E Wayne Street S, South Bend, Indiana 46615: <br />The Kellers will be remodeling their existing attic in the fall of 2011 to create two new <br />living spaces - a Family Room for their daughters and a new Guest Bedroom and Bath. <br />These rooms will have sloped ceilings dictated by the existing roof framing, but are very <br />close to the minimum amount of space requiring headroom of 7-0" or greater. Also, <br />each room is currently lit with a pair of quarter round windows, too small to admit <br />much natural light and fresh air, and too small for emergency egress. <br />The Kellers are proposing to install three new dormer windows into the attic space. The <br />dormer to the east will serve the Guest Bedroom, while the other two will serve the <br />Family Room. The new dormers will allow daylight and fresh air into the attic spaces, <br />and will create areas of flat ceiling 7-0" high to relieve the otherwise sloped surfaces. <br />The design of the dormer is in keeping with nearby historic homes on East Wayne Street <br />South, Sunnyside Avenue, and East Jefferson Boulevard. <br />Each dormer is sized to accommodate a casement window that meets emergency egress <br />requirements while remaining stylistically sympathetic to a home designed in the 1920s. <br />The window size is similar but proportionally smaller than the existing windows below <br />them. Similarly, the muntin pattern creates panes of glass that are proportionally similar <br />to existing windows in the house. New windows will have insulated glass, and will <br />employ a simulated divided light muntins with spacer bars between the panes of glass. <br />The window exterior will be painted wood to match existing windows. <br />Dormers will be rough framed with standard 2x4 construction, and will be clad with <br />painted cedar siding and trim. Casement windows will be by Marvin Windows and <br />Doors from their line of Ultimate Push -Out Casement Windows. Dormer roof shingles <br />as well as new shingles for the south side of the house will match the existing asphalt <br />shingle roof. <br />1319 E.
