Wayne South has a 2 storey frame <br />construction that is faced with brick on "L" plan. The house has a gable roof with gable returns, simple <br />entablature and dentil row with asphalt shingles. The windows on the main body of the house are 6/1 <br />double hung sashes with flat arch lintels with keystone and cast concrete sill. The windows have wood <br />paneled and louvered shutters with cut-out tree motif The house has a gable entry with an arch under, <br />entablature and dentil row in gable rake supported by square box columns. The porch is brick and the <br />entryway has a paneled door with sidelights and a wood sunburst pattern fanlight. There is an aluminum <br />sided shed roof addition on the one storey wing at the rear. There is a 2 car 2 door brick gable roof garage <br />with asphalt shingles. `j - <br />ALTERATIONS: The rear shed addition was constructed in 1987. A 6' privacy fence was installed in <br />1998 with COA 1998-0316. <br />APPLICATION ITEMS: Remodel of existing attic into new living spaces. Exterior work included the <br />addition of (3) new dormers on the South (street) side of the house. Also included is the removal and <br />replacement of roof shingles on the South side of the house for dormer installation. <br />DESCRIPTION OF PROPOSED PROJECT. The Kellers propose to install three new dormer <br />windows into the attic space. The new dormers will allow daylight and fresh air into the attic spaces and <br />will create areas of flat ceiling 7' high to relieve the otherwise sloped surfaces. Each dormer is sized to <br />accommodate a casement window that meets emergency egress requirements while remaining stylistically <br />sympathetic to a home designed in the 1920s. The dormers will be rough frames with standard 2x4 <br />construction and will be clad with painted cedar siding and trim. The dormer roof shingles as well as new <br />shingles for the south side of the house will match existing asphalt shingle roof See attached <br />documentation and elevations. <br />STANDARDS AND GUIDELINES: East Wavne Street: <br />III. NEW CONSTRUCTION <br />New construction includes any new building or structure constructed within the boundaries of the historic district, <br />or any new addition to an existing building. New construction should be designed considering the appearance of the <br />other buildings in the neighborhood. <br />A. HEIGHT AND PROPORTION <br />The majority of structures in the district are two stories high and are square, rectangular, or irregular in plan. There <br />are a few story -and -a -half residences. The prevalent facade proportions are between a 1:1 and a 1:2 height -to -width <br />ratio. <br />Required <br />The height of new structure and its height -to -width proportions shall be consistent with adjacent buildings in the <br />district. The building height shall be no greater than that of the tallest existing structure and no less than that of the <br />lowest existing structure of the same type in the same block. Facade proportions shall be established by permitting <br />no structure with a facade wider or narrower than those existing in the same block. Additions to existing buildings <br />shall be related in height and proportion to the existing structure.. <br />
