STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: . Neises <br />Landmark or District Designation: Riverside Drive LHD <br />Rating: Notable <br />DESCRIPTION OF STRUCTURE/ SITE:, The property at 1043 Riverside Drive consists of a <br />2%s storey frame home set upon a square floor plan with a two stall garage situated at the rear of the <br />property along a north/south alleyway and bounded on the south by an east/west alleyway. The house is <br />set upon a concrete block foundation. The walls of the house are wood shingle with board trim. The roof <br />is a high hip with a right gable projection with gable returns. The roof is covered with asphalt shingles. <br />There is a full width front porch with shingled posts and walls. The windows are 1/1 double hung. There <br />is a nine pane attic window in the gable. The two stall garage has wood flush siding and a low hipped <br />roof, there are 2/2 windows on both the east and west side; a pair of restored original sliding doors on the <br />east stall and an overhead door on the west stall opening. <br />ALTERATIONS: Aluminum storm windows have been added on the house. In 2003, the entire <br />garage was repaired and restored (COA 2003-0515-2). The overhead door on the garage is a replacement. <br />A new roof was installed (COA 2005-0623-04). The fencing is not original to the house. <br />APPLICATION ITEMS: 1. Replace existing perimeter fencing (some wood and chain link) with new <br />6' privacy wood fencing on three sides of the property. 2. Replace existing storm windows on second <br />floor. <br />DESCRIPTION OF PROPOSED PROJECT: 1. Applicant proposes to change the fence from the <br />current mismatched fencing materials to a shadowbox style wood fence on three sides of the property in <br />the same footprint as what currently exists. 2. Applicant proposes to replace existing silver storm <br />windows on second floor with in-kind aluminum triple track storms in a white finish, which will make all <br />storm windows on the house unified in color. <br />STANDARDS AND GUIDELINES: <br />I. THE ENVIRONMENT <br />B. BUILDING SITE, LANDSCAPING AND ACCESSORIES <br />Individual properties in the district are characterized by a house located in the center of a flat lawn, often <br />divided by a walk leading to the front entrance. Several of the residences are sited on two or more . <br />building lots; however, the preponderance of the homes have been erected on a single lot. Most of the <br />properties include a double garage, usually located at the rear of the property. The majority of garages are <br />accessed from straight driveways leading from the main thoroughfare, while a few are accessed from the <br />alley. There are also a few homes with a covered carport located at the rear of the property, as well as a <br />few with_circular driveways. Driveway and sidewalk materials include concrete, asphalt and brick. All of <br />the properties have trees and most have trimmed shrubbery and/or hedges. Most of the houses conform to <br />a uniform setback line within each block. <br />Required - - - <br />Plants, trees, fencing, walkways, private yard lights, signs (house numbers) and benches which reflect the <br />property's history and development shall be retained. <br />
