Wayne Street <br />ArchiteettiralStyle/Date/Arcliitector Builder: Tudor Revival/ I 928/NV]ii tcomb& Keller <br />Property Owner: Kimberly and Mattliew Bloom <br />Landmark or District Designation: East Wayne Street <br />Rating: Notable <br />DESCRIPTION OF STRUCTURE/ SITE: This two storey brick Tudor Revival home has the original <br />asbestos tile on the steep gable roof and steel caseinent windows with six lights and stationary transoms. <br />The windows have brick header course sills and brick soldier course lintels. There is a round arch entry in <br />the front gable with a brick corbelled door surround. There is a diamond brick pattern above the entry <br />door. A gabled wood canopy with brackets is above the side door and the chimney on the west side of the <br />house is brick with a stone cap. There is a one storey enclosed rear porch. <br />ALTERATIONS: The enclosed back porch was a noted later addition to the house in the 1986 survey <br />card. A two storey addition replaced the non -original porch with COA 2011-0502C <br />APPLICATION ITEMS: Apply GAF Slateline shingles over original 1928 asbestos shingle roof per <br />attached specifications. <br />DESCRIPTION OF PROPOSED PROJECT: South Bend Roofing, Siding & Window Company is <br />being contracted to do the roof on the rear addition approved with COA 2011-0502C. The homeowner <br />would like to re -roof the main house with the GAF Slateline so that all the roofing materials match. The <br />GAF Slateline will be hand nailed over the existing roof by "nesting" the new shingles to the existing roof <br />according to proper re -roof procedures. They also propose a new edge metal and new metal "w" pattern <br />valley at the new addition tie-in to match -the existing, use factory matched ridge cap, flash and seal all <br />roof penetrations and wall intersections. Replace pipe boots as needed. Clean up and haul away debris. <br />STANDARDS AND GUIDELINES: East Wayne Street Local Historic District <br />B. ROOFS AND ROOFING <br />Roof shapes in the district encompass most of the various designs found in residential structures. Roofs are covered <br />with a variety of materials such as asphalt, asbestos, wood, and slate shingles, as well as clay tiles.. Residences in <br />most cases have wood fascias with gutters and downspouts. The facias of some vinyl or metal sided houses are <br />covered with the same material. <br />Required <br />The existing shape and materials of the roof shall be retained. All architectural features which give the roof its <br />essential character shall be retained, including dormer windows, cupolas, cornices, brackets, chimneys, cresting and <br />%veather vanes. <br />Recommended <br />Whenever possible, the original shape and materials of the roof shall be restored. Particular effort should be made <br />to retain materials such as slate, tile, and other unique materials not commonly found in new construction. Roof <br />covering which is deteriorated beyond repair should be replaced with new material that matches as closely as <br />possible the original in composition, size, shape, color and texture. Gutters and downspouts are often a necessary <br />adjunct in order to prevent deterioration of the, structure; they should be maintained whenever possible or replaced <br />with a style comparable and suitable to the architectural period. <br />Prohibited <br />Nothing shall be done to change the essential character of the roof as viewed from the thoroughfare by addint, <br />architectural features or large unsightly fixtures, or by using materials inappropriate to the style of the house. The <br />roof shall not be stripped of architectural features important to its character. <br />
