Garner Consulting & Design — 574-936-0613 <br />General Proiect Renuirements <br />The brick home has a small, enclosed frame porch on a concrete block foundation on the <br />northwest corner of the house. The porch is not heated. It has a hatch in the floor and a stairwell <br />with staircase to a basement under the house. The porch is to be demolished; the remaining house <br />can easily be sealed off from any demolition or new construction. There is a brick patio on the <br />north side of the porch. It is loosely laid and is to be dismantled and reinstalled according to the <br />drawings. <br />Access to the site can be made by an alley at the rear of the house; however, the foundations will <br />need to be hand -dug. The foundation shall have poured concrete footings and foundation walls; <br />contractor option is to have block walls. The walls shall have a brick ledge with historic brick <br />provided by the owner covering the exposed area of wall. The existing stairwell may remain <br />intact; a new stairwell shall be constructed in the location shown on the drawings. The remaining <br />space beneath the new porch shall be a crawl space. <br />Floor framing shall be 2 x 12s; wall flaming shall be 2 x 6s; roof framing shall.be 2 x 10s. The <br />roof shall be vaulted with the slope of the roof. Note the false rafters; they shall be 2 x 6s below <br />the ceiling finish. Install all appropriate flashing and insulation. Exterior siding and trim shall be <br />cedar, primed and painted. Note the 1 x 6 pine interior finish on the walls and the plywood <br />ceiling scored to resemble beadboard. No drywall shall be used in the project. The floor shall <br />have a wood subfloor and shall have a rustic, wide -plank salvage wood finish. Carlisle Flooring <br />is a source; owner approval of material is required. <br />Windows A t shall be insulated clad casement windows (approx. 2' x 5') with transoms; <br />Pella and Marvin are acceptable mam,kcturers. . The entry <br />door (3' x 6'-8") shall be a patio door with equal -sized inactive leaves, and transoms above. Pella <br />and Marvin are acceptable manufacturers. The owners shall provide automatic blinds; the <br />contractor shall install and provide necessary wiring for the blinds. Interior wall and ceiling <br />surfaces shall be painted. The existing brick walls shall remain exposed and be painted. <br />The contractor shall install ductwork according to the plang; a connection may be made to the <br />existing house system through an existing opening into the foundation east of the existing <br />basement door. The existing electric meter to the house is to be relocated according to the plans. <br />The contractor can assume the existing house panel has capacity for the project. Provide all <br />electrical wiring for devices shown on the drawing. The contractor shall provide all devices and <br />light fixtures shown except for fixture C; the owner shall furnish the fixture and the contractor <br />shall install it. Fixture R is a recessed can light with an adjustable lens for down -lighting or wall - <br />washing. <br />The contractor shall acquire all local permits; the permit fees shall be reimbursed to the contractor <br />by the owner. All work shall comply with state and local building codes and be completed in <br />standard construction practices unless noted otherwise. Project start is assumed after January 1 <br />and completion is anticipated within 120 days. The contractor is invited to contact the owners at <br />574-234-0518 to review the site.. Proposals shall be mailed to the owner and received no later <br />than December 16, 2011. <br />
