STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Application Number: 2010-0907 <br />Property Location: 1231 East Wayne Street South <br />Architectural Style/Date/Architect or Builder: Colonial Revival/1929 <br />Property Owner: Neovi Karakatsanis and Jonathan Swarts <br />Landmark or District Designation: East Wayne Street <br />Rating: Notable <br />DESCRIPTION OF STRUCTURE/ SITE: The Colonial Revival Home is a two storey <br />frame construction with a rectangular plan and a five bay fagade covered with wood <br />shingles. The gable roof has simple moulded raking trim and asphalt shingles. The <br />windows are 6/1 double hung windows with moulded cornice trim. There is a central <br />entry with a pediment supported by decorative brackets with dentil details along with <br />pilasters and a fanlight over the door. There is a one storey flat roof wing topped by a <br />wood balcony that has been enclosed with jalousie windows. <br />ALTERATIONS: Open Porch enclosed with jalousie windows and matching siding. <br />The wood balcony railing system had a diamond pattern element in 1986. It is now <br />uniform 1x1 balusters. The glass block window is not original to the home. <br />APPLICATION ITEMS: 1. Remove glass block on east side. 2. Replace windows and <br />close door in three season room per attached description. <br />DESCRIPTION OF PROPOSED PROJECT: The homeowners propose to remove the <br />non -original glass block windows on the eastside of the house and to restore the exterior <br />siding to match the body of the house. The homeowners are re -modeling the interior of <br />the three season room to be more energy efficient. They will replace the non -original <br />jalousie windows with Marvin 6/1 double hung wood windows that will match the <br />original windows of the body of the house. There will be two windows installed on the <br />south, five on the east and two on the north. The two windows on the north are replacing <br />a window and a door. All per product information and submitted project description <br />from Peacock. <br />STANDARDS AND GUIDELINES: East Wayne Street: <br />C. WINDOWS AND DOORS <br />Window and door frames are of wood or steel (some casements) or in the case of brick <br />structures, stone sills and brick lintels Where metal or vinyl siding has been applied, <br />window trim has been covered. Storm windows are of wood or aluminum. <br />Required <br />Original windows and doors shall be retained including sashes, lintels, sills, shutters, <br />decorative glass, pediments, <br />hoods and hardware. When deteriorated beyond repair, they shall be replaced with units <br />and trim resembling the original. <br />Recommended <br />Wood frame storm windows and doors painted to match the original should be used but <br />should not damage existing frames.
