DESCRIPTION OF STRUCTURE/ SITE: The house at 1733 E. Wayne is a 2 storey
frame construction with a large front shed dormer set on a rectangular floor plan situated
on a corner lot. It has a gambrel roof with asphalt shingles and has molded trim on the
rake board. The windows are 6/6 double hung. The entry is a single gable canopy with
open arch under, entablature and cornice details, supported by square box columns with
lattice work and a brick stoop. (See photograph #1)
ALTERATIONS: The garage 18 x 20 was built in 1949. Replacement siding (aluminum)
was noted on the 1987 survey card also as Altered, Major. The open porch on the north
east corner of the house was enclosed in 1995 (COA#1995-1130); a 700 square foot
addition was added to the north side of the house in 2000 (COA# 2000-0821). The two
center windows on the second storey above the entry's gable are replacement windows.
There are aluminum storm windows on the front windows. The louvered shutters noted
on the 1987 survey card are no longer there.
APPLICATION ITEMS: Please see attached proposal and site plans.
DESCRIPTION OF PROPOSED PROTECT: The homeowners wish to enclose the yard
with a six foot privacy fence with a side gate on the south side in order to shield the side
exterior entrance to the basement and the relocated heat pump. They also wish to pour a
new sidewalk and patio area at the west side of the house which will be located directly
behind the proposed fence. The fence will have plantings in front of it to soften the visual
impact from the street. They also wish to install stepping stones across the front yard from
the gate to the main walkway.
STANDARDS AND GUIDELINES: East Wavne Street:
B. BUILDING SITE, LANDSCAPING AND ACCESSORIES
Individual properties in the district are characterized by a house located in the center of a
flat lawn, often divided by a walk leading to the front entrance. Several of the residences
are sited on two or more building lots; however, the preponderance of the homes have
been erected on a single lot. Most of the properties include a double garage, usually located
at the rear of the property. The majority of garages are accessed from straight driveways
leading from the main thoroughfare, while a few are accessed from the alley. There are also
a few homes with a covered carport located at the rear of the property, as well as a few with
circular driveways. Driveway and sidewalk materials include concrete, asphalt and brick. All
of the properties have trees and most have trimmed shrubbery and/or hedges. Most of the
houses conform to a uniform setback line within each block.
Required
Major landscaping items, fencing, walkways, private yard lights, signs (house numbers) and
benches which reflect the property's history and development shall be retained. Dominant
land contours shall be retained. Structures such as gazebos, patio decks, fixed barbecue pits,
swimming pools, tennis courts, greenhouses, new walls, fountains, fixed garden furniture,
trellises and other similar structures shall be compatible to the historic character of the site
and the neighborhood and inconspicuous when viewed from a public walkway.
1
