CERTIFICATE OF APPROPRIATENESS <br />STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: 6 April 2010 <br />Application Number: 2010-0406 <br />Property Location: 723 Park Avenue <br />Architectural Style/Date/Architect or Builder: Queen Anne/1889/ <br />Property-Ownem-Rita-ander Pa en <br />Landmark or District Designation: Local Landmark &Chapin Park LHD/NR <br />Rating: Outstanding <br />DESCRIPTION OF STRUCTURE/ SITE: Hodson's Castle is an elaborate 2 '/z storey Queen Anne with <br />an irregular floor plan set on a foundation built from "Notre Dame" yellow brick. The first storey if <br />finished with narrow wood clapboards while the second storey has rounded and diamond shaped shingles. <br />The two storeys are divided by a belt course of vertical siding and elaborately trimmed. The hip roof has <br />gable dormers along with tower and bays with mansard wrapping around the rear corner. There are <br />detailed carvings at roof edges and dormers. There is a corner tower with overhanging chamfered corner <br />supported by two spindle columns. The window openings are simple double hung sashes with pilaster trim <br />and carved corner blocks. The front door way are panel wood double leaf doors with single light and <br />multi -pane over and below with a stained glass transom <br />ALTERATIONS: The tower has been shortened. The verandah was been removed and replaced with two <br />porches leading to the main entrance and the east side entrance. Roof has been replaced. New K -style <br />gutter were installed and the foundation repaired and reinforced (COA#2009-0406C) <br />APPLICATION ITEMS: Install a skylight per attached description. <br />DISCRIPTION OF PROPOSED PROJECT: The homeowner proposed to have S1aTile professionally <br />install a Wasco venting skylight on the rear attic roof of the "Queen Anne" section of the home to provide <br />additional lighting and ventilation. Please see attached diagram and copy of product brochure. <br />STANDARDS AND GUIDELINES: <br />B. BUILDING SITE, LANDSCAPING & ACCESSORIES <br />This section focuses on individual properties and amenities. Building sites tend to be irregularly <br />shaped, of varying topography and with different setbacks with regard to plots. Alleys -are generally -behind <br />houses. Landscape accessories like fences are unique to each structure. Chapin Place presents a unique <br />situation within the district.
