Rating: Contributing <br />DESCRIPTION OF STRUCTURE/ SITE: This two storey wood shingled home is set upon a square brick <br />foundation. The asphalt shingle roof has side gables with large hip roof dormer in from with pilasters at the corners <br />and in the middle. There is a full width front porch with shingle covered square supports and solid rail. The windows <br />are 1/1 double hung with moulded entablatures. There is a wood panel front door with single light and a wood storm <br />door with divided light. <br />ALTERATIONS: There are aluminum storms on the second floor. Aluminum siding covers the roof soffits and <br />fascia. The wooden steps do not appear to be original to the house. The front concrete steps and walkway were replaced <br />in kind with COA#2006-0724; there was a complete tear -off and re -roof with architectural shingles under COA#2006- <br />0 1 09A. New steps and side fence with gate were approved with COA#2010-0607 <br />APPLICATION ITEMS: 1. Install central air with compressor unit on west side of house. Per diagram submitted. 2. <br />Re -sod yard, remove small wall of pavers on east portion of yard — slope grade to match other part of yard. Per <br />photographs submitted. <br />DESCRIPTION OF PROPOSED PROJECTSTANDARDS AND GUIDELINES: The homeowners are installing <br />a central air conditioning system and the compressor will be located at the side of the house in front of the gate to the <br />backyard. <br />CHAPIN PARK <br />E. MECHANICAL SERVICES <br />The majority of the structures within the district have oil or gas heat, and have brick chimneys through the roof. Some <br />houses have one or two window air conditioners. <br />Required <br />Required mechanical systems shall be placed in areas that will result in the least possible alteration <br />of the structural integrity and physical appearance of the building. <br />Recommended <br />Solar collectors and TV dishes should be placed in the rear of the property and shielded by shrubbery <br />and landscaping. Window air conditioners and exhaust fans should be installed at the rear or an inconspicuous side <br />window. Original lighting fixtures should be utilized whenever possible. <br />Prohibited <br />Holes shall not be cut through walls or roofs in areas that can be seen from the street to accommodate <br />air conditioners or other mechanical equipment. <br />Not Recommended <br />Exterior electrical and telephone cables should not be attached to the street elevations of the building. <br />STAFF RECOMMENDATION: Staff recommends approval. The compressor for the air conditioning system at the <br />side of the house will obscured by the bump out of the west side of the house and the landscaping; conforms to the <br />district's guidelines and standards. Staff recommends approval of the in-kind replacement of the current grass lawn <br />with new grass sod and the removal of the two stacked layers of pavers (newer landscaping and not original to the <br />house) on the east side of the yard. <br />On a motion by Dave Steinhaer with a second by Lynn Patrick <br />Vote: 7-0 <br />COA 2010-0713 was approved with a unanimous vote. <br />B.
