STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: July 6, 2010 <br />Application Number: 2010-0614 <br />Property Location: 424 Manitou <br />Architectural Style/Date/Architect or Builder: Gabled-ell/1891 <br />Property Owner: Molly B. Moon <br />Landmark or District Designation: Chapin Park <br />Rating: Contributing <br />DESCRIPTION OF STRUCTURE/ SITE: One storey gabled —ell on a cross plan set upon a brick <br />foundation. The walls are clapboard with beaded band course defining fenestration; fish -scales shingles <br />in front and west gables; diagonal clapboard in east gable. Roof is cross gable with moulded cornice and <br />asphalt shingles. There is a full width front porch extending around the front and side of the center gable <br />with a flat roof with slender wood square supports. There is lattice work under the porch. The windows <br />are 1/1 double hung with lintels defined by continuous beaded band board. There is a ten light casement <br />in front and 2 wood panel front doors with wood storms and simple surrounds. There is a one storey hip <br />garage at the rear. <br />ALTERATIONS: There are aluminum storms over most of the windows. The porch flooring, facing <br />board and lattice skirting was repaired in kind with COA#2006-0822; removal of 1 Red Maple and <br />volunteer trees in the rear yard in 2009 per City Forester with COA#2009-0415. A new rear deck with <br />pergola was installed with COA#2010-0604. <br />APPLICATION ITEMS: One wooden garden shed, not visible from the street from any angle, <br />handmade by artist, Gary White, owner of Carpenter Gothic. <br />DESCRIPTION OF PROPOSED PROJECT: The homeowner would like to install a 4'x4' cedar <br />clapboard shed with a slant roof progressing from 8' in height at the rear to 7' in the front. It will have <br />double wooden doors and a tin roof per drawings submitted. It will be located in the rear of the home <br />tucked in between the kitchen addition and back of the house per site plan submitted. <br />STANDARDS AND GUIDELINES: <br />C. SHEDS AND ACCESSORY BUILDINGS <br />Required <br />Sheds and accessory structures (gazebos, decks, doghouses, playhouses, fountains and small <br />reflecting pools, outdoor sculpture, children's play equipment, etc.) shall be located at the rear of <br />the property and as unobtrusively as possible while preserving historical relationships between the <br />buildings, landscape features and open spaces. Proportions and materials shall conform to those <br />required for new construction. <br />Recommended <br />Accessory building designs should be compatible in character and mood to the residence and the <br />neighborhood. <br />Prohibited <br />Prefabricated metal sheds shall not be used. <br />Not Recommended <br />Prefabricated wood composition sheds should not be used unless they conform to all other guidelines <br />STAFF RECOMMENDATION: Staff recommends approval of the construction of the garden shed at the <br />rear of the home it will not be visible from the street and it conforms to the standards and guidelines. <br />
