STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Application Number: 2010 -0819A <br />Property Location: 1204 East Wayne Street North <br />Architectural Style/Date/Architect or Builder: Modern/l954 <br />Property Owner: Debra and Ton Caul <br />Landmark or District Designation: East Wayne Street <br />Rating: Non- Contributing <br />DESCRIPTION OF STRUCTURE SITE: This 1954 Modern home is situated oil a <br />wedge shaped lot across from the triangular esplanade. It is a 1 'I2 storey frame home <br />with a 1 storey gable wing and an irregular floor plan. The central section of the house <br />has a gable roof with large shed dormers. There are casement windows as well as a large <br />picture window with brick header course sills and ornamental louvered shutters. The <br />facade is brick with vertical and horizontal wood siding. The central porch has a shed <br />roof that extends from the first storey gable with brick supports and a brick and concrete <br />stoop. There is a central brick chimney. There is an attached two car garage with one <br />garage door and a gable roof. <br />ALTERATIONS: There is a pre -1986 I storey hip rear addition. New Storm Doors. 22 <br />Vinyl Replacement Windows and 2 glass block windows approved COA #2008 -0804. <br />APPLICATION ITEMS: Vinyl Window Replacement <br />DESCRIPTION OF PROPOSED PROJECT: Replace windows and casement <br />windows with Champion Windows in vinyl weather weld tan replicating the muntin <br />patterns of the originals. 3 Living Room windows: one picture window with two <br />matching side windows; 5 Family Room windows: 3 picture and 2 casements; Garage 5 <br />picture windows. <br />STANDARDS AND GUIDELINES: East Wayne Street: <br />C. WINDOWS AND DOORS <br />Window and door frames are of wood or steel (some casements) or in the case of brick <br />structures, stone sills and brick lintels Where metal or vinyl siding has been applied, <br />window trim has been covered. Storm windows are of wood or aluminum. <br />Required <br />Original windows and doors shall be retained including sashes, lintels, sills, shutters, <br />decorative glass, pediments, <br />hoods and hardware. When deteriorated beyond repair, they shall be replaced with units <br />and trim resembling the original. <br />Recommended <br />Wood frame storm windows and doors painted to match the original should be used but <br />should not damage existing .frames.
