Y <br />STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: July 28, 2010 <br />Application Number: 2010 -0726 <br />Property Location: 536 River <br />Architectural Style/Date /Architect or Builder: Bungalow /1920 <br />Property Owner: Dale Kokot <br />Landmark or District Designation: Edgewater <br />Rating: Non - Contributing <br />DESCRIPTION OF STRUCTURE/ SITE: One and half storey bungalow on a rectangular plan with <br />side brick chimney. It has two gabled front dormers set on a steep gabled roof that are covered with three <br />tab asphalt shingles. Exterior walls are covered with aluminum and the windows have aluminum storms. <br />The front door and double hung windows appear to be original with varying upper sash muntin patterns <br />over one. The full length front porch has perma -stone knee walls and half columns and square wood <br />supports for porch roof over northwest half of porch. <br />ALTERATIONS: Aluminum storm windows were replaced in 1991. The 1932 Assessor Card notes that <br />the exterior walls were stucco and that the roof had wood shakes. The aluminum siding was added and <br />the roofing material has changed from wood shakes to asphalt shingles. <br />APPLICATION ITEMS: Replacing roof. Complete tear off and re -roof using architectural shingles. <br />DESCRIPTION OF PROPOSED PROJECT: The homeowner proposes to have Advanced Roofing <br />tear off the existing roof down to the decking and completely install a new roofing system using <br />architectural shingles. <br />STANDARDS AND GUIDELINES: <br />B. ROOFS AND ROOFING <br />Roof shapes in the district vary from hip and gable to gambrel. All are covered with asphalt shingles. Eaves in most <br />cases; have wood facias with gutters and downspouts. Some aluminum sided houses have aluminum covered facias. <br />Required <br />The existing shape and materials of the roof shall be retained. All architectural features which give the roof its <br />essential character, such as dormer windows, cornices, brackets and weather vanes, shall be retained. <br />Recommended <br />Whenever possible, the original shape and materials of the roof shall be restored. Particular effort should be made <br />to retain materials such as slate, tile and other unique materials not commonly found in new construction. Roof <br />covering which is deteriorated beyond repair should be replaced with new material that matches as closely as <br />possible the existing or original in composition, size, shape, color, and texture. <br />Prohibited <br />Nothing shall be done to change the essential character of the roof by adding architectural features or roofing <br />materials inappropriate to the style of the house. The roof shall not be stripped of architectural features important to <br />its character. <br />Not Recommended <br />If aluminum or vinyl siding is added to a building, overhanging eaves and gables should not be covered or <br />enclosed. <br />STAFF RECOMMENDATION: Staff recommends approval as the project conforms to the guidelines <br />and the architectural shingles mimic the some of the characteristics of the original wood shakes. - <br />
