The foundation is brick, and the <br />facades are wood shingles with corner boards, wide frieze boards and comer blocks. The gabled roof is covered <br />with asphalt shingles, and a pedimented entry portico leads into the house. Windows are 6 over 1 double hung <br />wood flame windows, and a tall round arched window tops the entry. <br />ALTERATIONS: <br />The survey card on this property, last updated in 1998, lists aluminum storm windows as the only visible alteration. <br />The card categorizes the house as "Altered: Minor". <br />APPLICATION ITEMS: <br />Replace tin roof on porch with rubber membrane. In kind replacement of damaged soffit and fascia and ornamental <br />railing on east porch. <br />DESCRIPTION OF PROPOSED PROJECT: <br />Applicant wishes to remove tin roof of the east porch of the house. The tin will be replaced by a rubber membrane. <br />(Manufacturer information not provided.) Repair/replacement of water damaged to the soffit and fascia will be <br />made with in-kind materials (wood) and repainted (Ex 1, 1:2). The ornamental railing (Ex 2) above will also be <br />replaced in-kind in the same pattern and painted as well. <br />STANDARDS AND GUIDELINES: <br />Riverside Drive is a Rehabilitation District: <br />(b2) Rehabilitation <br />Maintaining the existing character of the district, and whenever possible returning it to its original condition. Any <br />rehabilitation would not require the removal of all non -original materials but would encourage the removal of all <br />such materials which are incompatible with the defined elements of preservation for the district. The design of new <br />construction or alteration would not require the duplication of the original design and construction, but should be <br />compatible with the existing structures and the district's defined elements of preservation. The use of original <br />materials or construction techniques would be encouraged, but contemporary methods and materials would be <br />acceptable when compatible. <br />Required <br />Original exterior building materials shall be retained. Deterioration of wood materials shall be prevented <br />through repair, cleaning and painting. The existing or original architectural detail around windows, porches, <br />doors and eaves should be retained or replaced by replicas of the same design and materials when deteriorated <br />beyond repair. Masonry including brick, limestone, flagstone, sandstone and stucco shall be cleaned only when <br />necessary to halt deterioration or to remove stains, and shall be done with a method acceptable for the preservation <br />of the surface: i.e. low pressure water and soft natural bristle brushes. When repairing stucco, stucco mixture <br />compatible in composition, color and texture shall be used. <br />
