STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: November 6, 2008 <br />Application Number: 2008-1106 <br />Property Location: 312 East Donmoyer <br />Architectural Style/Date/Architect or Builder: Collegiate Gothic/1931/c1950/Freyermuth&Maurer <br />Property Owner: School City of South Bend <br />Landmark or District Designation: Local Landmark <br />Rating: Outstanding <br />DESCRIPTION OF STRUCTURE/ SITE: The original 2 %i storey school was built in 1931 on an <br />irregular plan and set on a stone foundation. The walls are red brick with limestone detailing. (Staff is not <br />convinced that the material is limestone and could be concrete.) The front tower has base, buttresses and <br />string course of Bedford stone. The roof has steep parapeted gables, slate clad with limestone like raking <br />cornice and copper gutters and downspouts. The Battlemented square front tower projects and rises an <br />additional storey above the main roof. The main entry in the tower is a 3 -leaf wood panel with glass <br />transoms in an ogee limestone archivolt. There is a 3 part leaded casement unit with transoms and carved <br />ogee crown above the main portal. The building also has a limestone cased bay window with leaded <br />casements and surmounts. Other entries are scattered around the building and set in gabled vestibules <br />with ogee archivolts and transoms. The remaining windows are coursed double casements with transoms <br />set in limestone surrounds. <br />ALTERATIONS: The original entry doors were replaced in 1996. There were additions to the school <br />in 1947 at the southeast corner with eight larger classrooms added on to that in 1952. The flat roof of <br />1952 addition was replaced in 1995. In 1959 a single storey addition was built to the South of the 1947 <br />addition. Exterior repair and maintenance of brick, masonry and limestone was performed in 1999 and <br />again in 2004. <br />APLICATION ITEMS: An addition to and total renovation of the existing building and site all as <br />shown on the accompanying drawings and described in the Project Manual. The addition exterior will <br />have finish materials and detailing matching the original building construction design. Please see <br />attached letters dated November 6, 2008 and copies of selected pages from Building Renderings. <br />DESCRIPTION OF PROPOSED PROJECT: Construct an 17,500 square foot addition that will <br />abut the south elevation of the 1942 classroom addition and the east elevation of the 1959 addition. This <br />addition will replicate the design elements of the original 1930 school in color and modem materials. <br />Remove all of the steel sash windows in the main and second levels and replace with either Wausau <br />Heritage Series, Traco 590 Sercies, Graham 7600 Series or Moduline Renaissance 32E Series. The <br />replacement windows will replicate mutin pattern and look of original windows. The leaded glass <br />diamond pane windows in the gables and tower will be removed and replaced with replicas featuring the <br />original caming pattern: If an original window caming pattern was removed it will be restored. The <br />original slate roof system will be removed down to the concrete decking and given a new support system <br />for the installation of a synthetic material resembling slate manufactured by either DaVinci, EcoStar or <br />Inspire. This will be installed on all roofs except the flat roofs. Remove original wood doors and replace <br />with aluminum replicas. Restore and repair brick and limestone -like surfaces.; recoat limestone -like <br />surfaces with a natural limestone colored coating. Create a new visitor parking lot in front of tower <br />entrance. The new parking lot will be surfaced with asphalt. Some of the copper downspouts and gutters <br />will be restored and copper flashings replaced. Locations are not clear. Some gutter and downspouts will <br />be replaced by aluminum.
