STAFF REP01t I <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: April 11, 2008 <br />Application Number: 2008 -0410A <br />Property Location: 1061 Riverside Drive <br />Property Owner: Mark Beudert <br />Landmark or District Designation: Riverside Drive LHD <br />Rating: Notable <br />STATEMENT OF SIGNIFICANCE/HISTORIC CONTEXT:, The Shetterly House is classified as <br />Free Classic in the 2005 Interim Report published in 2007 and its rating upgraded from Contributing to <br />Notable. The Shetterly house was built in 1908 as a rental property by J.L.M. Shetterly and Fred W. <br />Keller. It was sold to Lucille and Robert P. Land in 1922. Mr. Lang was the City Attorney for <br />Mishawaka. The house became and rental property in the late 1920s until 1947 when it was sold to Mr. <br />and Mrs. George Hoffinan. The current owner is Mark Beudert. <br />APPLICATION ITEMS: Removal of one dead tree. (Exhibit 1) Construction to new attic gable on rear of <br />house with in kind materials to match existing house as depicted in attached drawings. (Exhibits Al -A4) <br />RIVERSIDE DRIVE STANDARDS AND GUIDELINES: <br />III. NEW CONSTRUCTION <br />New construction includes any new building <br />or structure constructed within the <br />boundaries of the historic district, or any <br />new addition to an existing building. New <br />construction should be designed considering <br />the appearance of the other buildings in <br />the neighborhood. <br />A. HEIGHT AND PROPORTION <br />The majority of structures in the district are <br />two stories high and are square, rectangular, <br />or irregular in plan. There are a few <br />story- and -a -half residences. The prevalent <br />facade proportions are between a 1:1 and a <br />1:2 height -to -width ratio. <br />Required <br />The height of a new structure and its <br />height -to -width proportions shall be consistent <br />with adjacent buildings in the <br />district. The building height shall be no <br />greater than that of the tallest existing <br />structure and no less than that of the lowest <br />existing structure of the same type in <br />the same block. Facade proportions shall <br />be established by permitting no structure <br />with a facade wider or narrower than <br />those existing in the same block.
