often a necessary adjunct in order to prevent deterioration of the structure; they should be maintained <br />whenever possible or replaced with a style comparable and suitable to the architectural period. <br />C. Windows and Doors: Required: Original windows and doors shall be retained including sashes, <br />sills, shutters, decorative glass, pediments, hoods and hardware. When deteriorated beyond repair, they <br />shall be replaced with units and trim resembling the original. Prohibited: Original doors, windows and <br />hardware shall not be discarded when they can be restored and reused in place. New windows and door <br />openings, which would alter the scale and proportion of the building may not be introduced. <br />Inappropriate new window and door features such as metal, vinyl or fiberglass awnings, hoods or <br />aluminum insulating glass combinations that require removal of original windows and doors shall not be <br />installed. <br />STAFF RECOMMENDATION: <br />#1. Staff does not recommend approval of this item as the windows appear to be original and only the <br />storm windows are aluminum replacements. The original wood windows can be restored in place and <br />new storm windows applied. <br />#2. Staff recommends approval to the removal of the non original additions to the house footprint and the <br />roof line. <br />#3. Staff recommends approval of the complete tear off and re -roof. <br />#4. Staff recommends approval of the porch restoration along the length and depth of the perceived <br />original porch along the front of the house and its return to a style compatible to the age and style of the <br />house and neighborhood. <br />#5. Staff can not make a recommendation as it does not know the condition of the original material and <br />can not make a determination at this time. Staff requests that it be allowed to work with NNN to make <br />recommendations and return its recommendation to either the Standards and Maintenance Committee or <br />the Commission. <br />#6. Staff recommends approval of the replacement gutters and downspouts. <br />
