STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE .OF APPROPRIATENESS <br />Date: December 7, 2007 <br />Application Number: I2007 -1120A <br />Property Location: 1344 E. Wayne Street South <br />Property Owner: Kevin Wilson <br />Landmark or District Designation: East Wayne Street LHD <br />Rating: Contributing <br />STATEMENT OF SIGNIFICANCE/HISTORIC CONTEXT: This 1925 Colonial Revival house was <br />built by Whitcomb and Keller and sold to Ruth and Anton W. Peterson in 1927. Mr. Peterson was <br />president of Peterson Battery and Ignition Company located at 321-325 Lafayette. Mrs. Peterson was a <br />nurse and director of the Nurse's Registry for St. Joseph County. This house had eight additional owners <br />before it was purchased in 1995 by Kevin Wilson <br />APPLICATION ITEMS: To demolish non -original 2 %z car garage and replace with new 3 car garage <br />tying in with existing concrete slab. The garage will be built in a style and with materials to compliment <br />the house. Please see attached drawings and site plan. <br />STANDARDS FOR EAST WAYNE STREET: III NEW CONSTRUCTION, C. SHED AND <br />ACCESSORY BUILDINGS: Accessory buildings are those structures that serve a specific subordinate <br />function to the residence. These include garages, carports and storage sheds. All of the accessory <br />buildings are located in the rear yard. Most of the garages were designed in an architectural style related <br />to the residence and were constructed at the same time as the residence. <br />REQUIRED: Accessory buildings shall be located at the rear of the property and as unobtrusively as <br />possible while preserving historical relationships between buildings, landscape features and open spaces. <br />Proportions and materials shall conform to those required for new construction. <br />RECOMMENDED: Accessory building designs should be compatible in character and mood to the <br />residence and the neighborhood. <br />RECOMMENDATION: Staff recommends approval. The proposed garage will replace a non -original <br />structure. It will be in a style and scale to the house and located at the rear of the property and not visible from <br />the street. <br />
