Joann Sporleder: And, what is the plan or expected use for the site assuming it would be demolished? <br />John Peddycord: I don't believe we've had any information received from the clients for what the <br />intended use will be. I will say though that with setbacks and everything, I don't know if there's <br />much use you could use it for. It's not a very big site. The last mausoleum right behind the building <br />as Mr. Huddleston said, is only 18 feet from that. I presume there are some laws, setback laws <br />between buildings you have to comply with, and then there's usually the setback from the centerline <br />of the highway or the edge of the right-of-way. There isn't much room on there for doing anything, <br />maybe landscaping. <br />Joann Sporleder: So the principle reason for demolishing the building is because you just don't want <br />to spend the money to fix it. <br />John Peddycord: That, and we don't have any use for the building. <br />Joann Sporleder: I want to pick up on what Tim said, about since the Alder [sic] Group acquired the <br />property, did they make any or can you find out or document any attempt to secure the building <br />against the elements, vandalism and other things? One of the reports referred to broken windows and <br />other kinds of holes in the roof, which have been there obviously for some time. <br />John Peddycord: Yeah, there are holes in the roof. I have observed them, but the building is secure <br />in the sense that it was locked when we arrived and it had to be unlocked, and there is not the normal <br />plywood over the windows or anything like that. <br />Joann Sporleder: ... and relative to maintaining the roof in some sort of minimal way to keep the <br />water out... <br />John Peddycord: If there have been any repairs, I have no knowledge of that. <br />Joann Sporleder: I have one other question. The term, economic viability, has been used a great deal <br />in this discussion, is that a legal term or is that a .... [muffled]? <br />John Peddycord: It's very consistent with your standards. It's very consistent with the state <br />standards. It's slightly different from your standards, but it talks about whether the building is capable <br />of an economic return, a viable use based on its value. <br />Joann Sporleder: and what determines its value? <br />John Peddycord: as determined by a licensed appraiser. <br />Joann Sporleder: And the value, there's a whole era I just really quite understand in terms of <br />accessing value let alone... <br />John Peddycord: Well, value means, fair market value... <br />Joann Sporleder:...
