Shawn Peterson: Thank you, Mr. Yapp. I will move that this report that he had that was attached to <br />the staff report be submitted into evidence as an exhibit along with the staff report if I have not <br />already moved as such. And, for proper clarification, how long have you been doing these types of <br />renovations or estimates for historic properties. <br />Bob Yapp: Thirty-one years. <br />Shawn Peterson: Thank you. John, do you have any questions for Mr. Yapp? <br />John Peddycord: No, may I assume the original was a signed copy. My copy is not ... a signed copy . <br />for the record. You can take mine. <br />Bob Yapp: Yeah, I'll sign yours. <br />John Peddycord: I guess I do have one question though. You indicated, you don't mind if I ask, you <br />indicated and if I could have another copy, that if you put a kitchen in this thing and you use the <br />materials that you describe, and you added another twenty percent contingency for that, you come up <br />with a total of $268,000, worst-case scenario. Right? <br />Bob Yapp: Correct. That includes a brand-new deluxe kitchen, two bathrooms, one being a master <br />bath and the other being a handicapped accessible bathroom on the first floor, and an entire historic <br />reproduction lighting package. <br />John Peddycord: And, that's your estimate at $268,000. That's consistent with a single-family <br />residential use of this facility, correct? <br />Bob Yapp: No, that's commercial. <br />John Peddycord: Oh, commercial. You realize the property is not zoned commercial. <br />Bob Yapp: I understand that; but I always, when I do a inspection of this type, I look at the worst- <br />case. What the possible end use could be if it was a commercial use and then of course, if it's straight <br />residential you are going to be way less than that. <br />John Peddycord: But, again you recognize that's not zoned properly for commercial use. <br />Bob Yapp: I have no idea. <br />John Peddycord: And, could someone use it for residential purposes if they did this type of repair of <br />$268,000? <br />Bob Yapp: Absolutely. <br />John Peddycord: Did you observe the building as it relates to its surroundings? <br />Bob Yapp: Yes, and in fact, I grew up in a neighborhood in Des Moines of $600,000 houses, homes <br />that all backed -up to a cemetery. <br />John Peddycord: No, but this particular cemetery, this particular structure is not only next to a <br />cemetery it's next to a intersection that is soon going to have a round -about.
