ultimately pursue that route. We would rather do that than wait another sixty days, we have already <br />waited 60 from the time our firm has been involved. We would rather proceed now and make our - <br />record here today and get a decision one way or the other and then proceed with all options including <br />the investigation of HLFI's potential request to have the property gifted to them. As you might <br />expect if we would ever seriously consider that, we have to decide how much would you gift them, <br />what do you do about these ingress/egress easements. We have two driveways: one is on the north <br />side of the existing structure; one is on the south side between the building and its parking lot to the <br />south, so there are lots of things for the company to consider. <br />I hope I've done a good job of explaining to you our unique situation at the present time with this <br />pending... potential offer, for lack of a better description. Notwithstanding that, I would like to <br />address what we feel are some of the statements in the staff report which we feel are extremely <br />conclusory, some of which we think are not supported by fact and some of which we think may not <br />even be true. For example, with reference to the latter, the staff report states and I quote: "The city <br />may be purchasing right-of-way from the cemetery to construct a round -about at the intersection of <br />Portage and Lathrop. These monies could be used for", and it says, "for repair building", and I <br />assume they mean to say: "used for the repair of the building" end -quote. With reference to that <br />statement, we would like to refer to each of you to a map that is contained in Exhibit 1, which we are <br />going to submit as part of the record at the present time. While she's distributing that to you,...but <br />we going to furnish each of you a color copy of a building condition study labeled Exhibit 1 and it <br />was prepared by Mekus Studios out of Chicago, Illinois. It's a multi -page document, with the last <br />portion of which is a lot of colored photograph of the'structure in question. They were contracted by <br />Alderwoods Group to evaluate the building. There's a table of contents attached. It doesn't take <br />long... realize that this particular structure is not a mom-and-pop fixer -upper. It's going to involve <br />considerable effort on the part of the property owner or anybody, any third party who wants to <br />rehabilitate this building. If you would, in that particular study ... She's informed me that it's not in <br />that... <br />Shawn Peterson: I'd like to add, as part of the round -about discussions with the city, they have <br />indicated that they will not be pursuing any improvements on the round -about for which funds will be <br />given to the cemetery. <br />Catherine Hostetler: All the activity will be on the west side and they've already purchased the <br />property that they wanted from Highland. At the time we were writing this, it wasn't known, but we <br />know this now. So you don't have... <br />John Peddycord: There is a map and we're going to have it here and we will submit it as part of the <br />record as soon as Scott finds it. It clearly shows, and you're correct. Ms. Hostetler is right ... It clearly <br />shows that the round -about or what ever you want to call these new contraptions that the cities and <br />counties are using now. I love'em. Don't get me wrong. I think they work quite well. It is going to <br />be ... occupy the existing intersection and most of the land that's on the south east corner of the, <br />Highland cemetery, which as you know is on the northwest corner of Lathrop and Portage Ave. In <br />effect our position is: we will not realize any monies from the construction of that round -about as <br />presently contemplated by the City. <br />So... and now they know, and staff obviously seems to be recognizing that we will not be realizing <br />any monies from the construction of that round -about by the city.
