.. , 16 , % <br />STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: 04/05/2006 <br />Application Number: 2006 -0324 <br />Property Location: 519 Riverside Drive, South Bend <br />Property Owner: Larry Schuhl <br />Landmark or District Designation: River Bend Local Historic District <br />Rating: - — - Contributing/9 -- -- - <br />STATEMENT OF SIGNIFICANCE/HISTORIC CONTEXT <br />This is a 1917 American Foursquare with a one -stall garage at the rear. The history of this home has not been <br />documented. <br />APPLICATION ITEMS: <br />Demolish one -stall garage (12' by 20') and replace with new garage (16' by 24'). Garage will be moved away from <br />property lines to meet Building Code and existing fence to be moved as well. <br />RIVER BEND GUIDELINES <br />Because River Bend is very compact, the Guidelines note that: "greater latitude will be allowed in the application of <br />adopted standards in the rear of the properties, in order to accommodate the individual preferences of the property <br />owners in the treatment of these backyard areas" (Page 20). <br />Guidelines for New Sheds and Accessory Structures: sheds and accessory structures shall be located at the rear of <br />the property and as unobtrusively as possible while preserving historical relationships between buildings, landscape <br />features and open spaces. Proportions and materials will conform to those required for new construction (Page 28). <br />Recommended. Aluminum or vinyl siding may be used when it is the only feasible alternative. This siding should <br />be compatible with the original size and style and with the materials of other buildings in the district (Page 28). <br />RECOMMENDATION <br />This garage is currently in poor condition and is not plumb. The proposed new garage meets the first guideline for <br />location of new auxiliary structures. It will be located in approximately the same location as the existing structure, <br />and the relationship between the spaces and the buildings will not change dramatically. <br />Given the allowance for leniency in the rear of the property in the River Bend district and the poor condition of this <br />garage, staff would recommend approval. <br />
