STAFF REPORT
CONCERNING APPLICATION FOR A
CERTIFICATE OF APPROPRIATENESS
Date:
Application Number:
Property Location:
January 18, 2004
2005-0118 (b)
1069 Riverside Drive, South Bend, IN
Property Owner: Megan & Christopher Hartz
Landmark or District Designation: Riverside Drive Local Historic District
Rating: Contributing: 10
STATEMENT OF SIGNIFICANCE/HISTORIC CONTEXT
Built in 1909 for the Gelbrich family. In 1994, the HPC approved removal of a stone patio, and
installation of a brick patio, and rear yard privacy fence. In 1998, the HPC approved removal of
some yews, and planting of holly and spruce bushes.
APPLICATION ITEMS: Mr and Mrs. Hartz want to replace the original attic dormer windows,
which are fixed, with operable, wooden awning windows by Pella. Muntins will have the same 4/3
configurations as the original.
RECOMMENDATIONS: These windows are to be placed in the openings of the third storey
dormers of the Hartz home to provide both the proper ventilation of the third floor play area in the
summer and insulation in the winter. They will successfully replicate what is currently there and
will be indistinguishable from the original when viewed from the street. Staff recommends
approval with the caveat that one original window be saved and stored should a fixture owner wish
to go back to the original window.
