These houses exemplify the Craftsman, <br />American Four -Square, and Bungalow styles. <br />The few houses that are one story in height have either complex rooflines (525 River Avenue — <br />Airplane Bungalow and 655 River Avenue — Gabled Ell) or have gables that do not face the street (5 10 <br />River Avenue -- Bungalow). <br />The homes located on Bronson Court are typically vernacular styled buildings with gabled ell <br />form. Residences of this character have a more complex roofline and form than the proposed in -fill <br />residence. A contemporary design that reflected the proportions, roof lines, style, height and depth of the <br />existing homes on Bronson Court would be appropriate to the existing structures in the Edgewater Place <br />district. <br />The proportions of the proposed garage are also not in keeping with the other outbuildings and <br />garages located within the district. The proposed garage is practically three times the size of most of the <br />garages in the district and would cover a significant portion of the lot. <br />As staff has not received side elevations of the proposal, a materials list, the height of the <br />proposed structures, and a finalized site plan, staff cannot provide a finalized recommendation to <br />the Commission, and staff recommends that this application not be approved. <br />Staff does note that the drawings as submitted depict a building that is not compatible with the <br />character and mood of the district, as the.proposal's style is not in keeping with the characteristic styles of <br />the buildings noted in the Edgewater standards, and the proposed garage and house are not proportional to <br />other structures in the district. Staff would recommend that this proposal is incompatible with the <br />district. <br />
