STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: 10/14/04 <br />Application Number: 2004-1013 <br />Property Location: 312-316 East South Street <br />Property Owner: Gilbert & Deidre Michel <br />Landmark or District Designation: Taylor's Field Local Historic District <br />Rating: Vacant Lot in the District; 316 South is not in the District, but it is a Contributing American <br />Four Square with Prairie Style influence <br />APPLICABLE TAYLOR'S FIELD STANDARDS <br />"About half of the properties include a garage which is either -located at the rear of the property and accessed <br />from unpaved alleys ... (21)." <br />"New work may be contemporary or may suggest motifs from the historic buildings. New construction design <br />should be clearly differentiated from the design of the historic buildings (28). <br />Aluminum or vinyl siding may be used when it is the only feasible alternative. This siding should be <br />compatible with the original size and style and with the materials of other buildings in the district (29). <br />APPLICATION ITEMS: <br />Construct new 24' by 20' garage on property along with concrete drive that will lead to a graveled area <br />and the alley. <br />RECOMMENDATION <br />The proposed garage would have a hipped roof and 4/12 pitch to reflect the construction of the house. It <br />would be a two -stall garage, rather plain and contemporary in style, with vinyl or hardi-board siding. The <br />owner is in the process of choosing either two single garage doors or a double garage door of insulated <br />steel. The garage will also have a solid panel access door. The proposed site places the garage between <br />the house and the alley, and maximizes green space on either side of the house. <br />Staff finds that the scale of the garage is appropriate to the site and the Taylor's Field district. The garage <br />is contemporary in design and would be distinguishable from the historic fabric of the district. <br />Staff recommends approval of application 2004-1013. <br />
