PLAN NO. 39
Size of Corner Lot 75'x150'
IJ®
16. C/arden plan for Bungalow No. 115 (1911). Designed
for a 75 -foot -wide by 150 -foot -deep corner lot, this plan has
a garage and a secondary entrance to the house on the right
(or street) side. Compared with figure 13, the lot is only fif-
teen feet longer, but its width has been more than doubled,
allowing the side -yard areas to be of greater use. Because
the right side comprises part of the home's "street identity,"
it should be landscaped in close relationship to the front
side, as both will be seen together. The side yard at the left
is overlooked by a recessed terrace that faces a private gar-
den area screened from any direct street view. To screen the
neighboring house, a privacy wall created by shrubbery and
trees is planted along the property line. The most interesting
part of the plan is in the enclosed rear yard behind the
house. Inspired by a Japanese tea garden, it is treated as a
separate world, and intentionally doesn't interact with the
other garden areas. A large, free -form pond with two rustic
stone bridges is the focal point, interlaced with stepping-
stone paths. Japanese-style garden accents include stone
lanterns ("L), a stone well ("W'7, and wooden screens
US"), which are situated among artfully arranged groupings
of rocks and plants, and overlooked by a wisteria -covered
porch with an open -beam pergola roof. Conserving precious
space, a tearoom abuts the property line at an inside corner
to form a secluded retreat. Behind it, aligned with the side
and matching the width of the garage, a kitchen garden
extends across the remaining rear area of the property.
