STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: 06/09/04 <br />Application Number: 2004-0603 <br />Property Location: 525 Edgewater Drive <br />Property Owner: Anthony Thompson <br />Landmark or District Designation: Edgewater Local Historic District <br />Rating: Contributing <br />STATEMENT OF SIGNIFICANCE/HISTORIC CONTEXT <br />525 Edgewater Drive is one of three houses in the Edgewater District with a Dutch Colonial Revival design <br />and flat porch roof. The other two, 605 Edgewater and 726 Arch, are practically twins. 525 Edgewater has a <br />particular design where the roof eaves flow into the porch ceiling, which creates a very nice line between the <br />first and second story. The home's wood shake siding, tongue and groove eaves and porch ceiling, and wood <br />porch header are exposed. <br />APPLICATION ITEMS: <br />A.) Add pitch to front porch roof, and install asphalt 3 -tab shingles to new roof, <br />B.) Replace rear flat roofing material with membrane rolled roofing material; <br />C.) Remove small mulberry tree behind garage; replace Dutch lap siding in-kind or as close as possible <br />APPLICABLE STANDARDS (Edgewater Local Historic District) <br />Required. Existing or original porches and steps, including hand rails, balusters, columns, brackets, tiles and <br />roof decorations shall be retained or replaced with replicas of the same design and materials when deteriorated <br />beyond repair (Pg 35). <br />Prohibited: Porches and steps that are important to the building's style and development may not be altered or <br />removed. (Pg 35). <br />Plant material and trees in close proximity to buildings, sidewalks, or streets that are causing deterioration to <br />those elements should be removed (Pg 28). <br />RECOMMENDATION <br />To improve water drainage with the least amount of visual alteration of the lines of the porch and to retain the <br />illusion that the porch has a flat roof, staff recommends constructing a hipped porch roof. The <br />reconstructed roof would terminate four inches above the existing roof at the point where the porch <br />meets the house. The roof pitch would then be about 1/4" rise to 1' run and the roof would be able to <br />shed water. Membrane roofing would be required for this roof pitch. <br />The addition of a shed or pent roof with asphalt 3 -tab shingles would dramatically change the design and <br />character of this porch, the character of the rooflines, and the character of this house. Staff recommends <br />against a pitch change of over four inches, would not recommend shingle roofing for the front porch, <br />and recommends salvaging the ceiling material or replacing with like boards where deterioration is <br />beyond repair. <br />back porch roof project is an in-kind replacement with rolled roofing material. <br />IN <br />mulberry tree is growing next to the garage and may in a few years grow into the garage. Staff <br />recommends approval of the tree removal and siding replacement with boards to closely match. <br />
