The main goal of the proposed work is to make inhabitable the second floor of the house.
During the design phase it was our primary goal to leave the exterior and the lower level
of the house completely unaltered. At the end only two small alterations are necessary,
one required by code, and the second by the need to bring in more light to the main room
upstairs. Both have been designed in such a way to not be visible to those walking on
Riverside Drive, as both alterations will be obstructed by the main architectural elements
of the house.
1. We plan to create a bedroom on the rear right left of the house. Code requires the
installation of an escape window, which will be installed on the West side of the
house. It will be a casement window, made of wood (Pella), matching in color and
style the kitchen windows right below it, and the other second floor window on
the same side (see Figure 1 for location, drawn in with white pencil on the side
photo of the house). The new window is visible only to those that choose to visit
the alley between our property and the next property, and will be not noticeable
from the main street, Riverside Drive (see Figure 2 showing the Riverside drive
view of the house).
2. Due to the proximity of the two houses, the light getting to the second floor
through the existing second floor side windows is not sufficient for the library we
plan to install in the main room there. We do not want to change the size of the
front and back roof windows, as that would alter the character of the roof.
Therefore, we would like to install two skylights on the back roof (Valux, 22x45).
The skylight will be positioned in such a way that thanks to the shape of the roof,
they will be completely invisible from the front, and will not be visible from the
back either (see drawing in Figure 3). Thus not only they are not going to be
visible from Riverside Drive, but even those walking on the small garage alley
behind the house will have difficulty noticing it (see attached Figures 4 and 5).
We plan to position it this way in order to maintain the character of the roof.
I hope that these alterations, that were designed with our desire to maintain the character
of the house, and yet offer a livable space upstairs, will be acceptable for the Historic
Commission.
Yours truly,
Albert -Laszlo Barabasi
1059 Riverside Drive
