The skylights will brighten the rooms with natural light and thus allow for more livable <br />space in the bungalow's second floor attic. <br />The renovations will allow for enhanced contemporary use without great impact to the most important <br />historic features -- the bell cast roof with purlins, the open front porch, the gabled dormers, the interesting <br />front door -- of the home as seen from Riverside Drive. <br />The owner has provided a letter detailing the proposed work as well as five pages of images and <br />schematics. The contractor submitted images and a letter of the specifications for the side window <br />installation. <br />RECOMMENDATION <br />The proposed project falls under the Group B Preservation Standards for Landmarks, and the following <br />clauses aided staff's writing of a recommendation: <br />I.) Additions to landmarks should not detract from the original form and unity of the <br />landmark, <br />2.) Should not cover singular examples of architectural detail, <br />3.) Should be added in a manner that does not disrupt the visible unity or over all <br />appearance of the site, and <br />4.) Any new material in the landmark should be of the same material as the original. It <br />should be the same size and texture. An alternative material may be allowed if it <br />duplicates the original. <br />a. Wood — all wood trim should conform with the existing trim in shape and size.' <br />Staff finds that the proposed installation of a new side window and two skylights to the rear slope of the roof <br />will not detract from the "original form and unity of the landmark", "will not cover singular examples of <br />architectural detail", and will be added in a manner that does not visually disrupt the appearance of the site. <br />The materials and trim work for the installation of the side window will correspond to the wood and style of <br />the existing windows. The new window will not have a great impact on the home's proportions and form due <br />to its location to the rear of the residence. Mature landscaping and shadows from the neighboring home will <br />also hide the window from most public views. <br />The addition of the skylights, though not historically in keeping with a strict interpretation of the bungalow <br />style, will not have great impact upon the home, its site and the views of the home from Riverside Drive. <br />Some of neighboring houses may be able to see the skylights from their second floor windows, but from <br />vantage points on the ground, the house will retain its historic form and gabled roofline with gabled dormers. <br />The original and important roof shape will be retained. The skylights could be considered an additional <br />treatment of the roof, which has already been long modified from the original wood shingle material. <br />Staff recommends approval of: <br />1.) The installation of one 29" by 42" Pella window without muntins over the kitchen bump -out <br />with wood exterior trim that replicates the existing trim, and <br />2.) The installation of two skylights (22" by 45") placed above the rear dormer gable as <br />presented in the schematic provided by the homeowner. <br />' Preservation Standards for Historic Landmarks in South Bend and St. Josenh Countv. <br />
