S&Crlo)i V soVrH -B5 N{L)Nc — 7ot4ilNG9 <br />(8) Except as proves by Division 13, every part of a reed yard, or yard as <br />established by the front building line of any'building constructed on the lot, or <br />courtyard shall be an open space, as defined at section 21-1(a)(92), from its <br />lowest point to the sky unobstructed, except for the ordinary projections of sills, <br />belt courses, cornices, ornamental features and eaves; provided, however, that <br />none of the above projections shall project into a courtyard more than six (6) <br />inches nor into a minimum side yard more than twelve (12) inches. <br />(9) No cornice shall project over the street line more than twelve (12) inches. <br />(10) Open or enclosed fire escapes, fireproof outside stairways and balconies opening <br />upon fire towers projecting into a yard not more than five (5) feet or into a <br />courtyard not more than three and one-half (3 % ) feet, and the ordinary <br />projections of chimneys and flues, may be permitted by the Building Commissioner <br />where same are so placed as not to obstruct the light and ventilation. <br />(11) In the "A," "B," and "C" Height and Area Districts, only one (1) accessory building <br />may be erected in the rear yard and such accessory building shall not exceed <br />fourteen (14) feet in height, nor shall any structures occupy more than thirty (30) <br />percent of the rear yard area. However, required side yards shall be adhered to <br />by that accessory building. For purposes of determining the number of accessory <br />buildings permitted on one (1) lot, "accessory buildings" shall not include one (1) <br />storage shed with a total floor area of one hundred twenty (120) square feet or <br />less. <br />(12) In the "A," "B," "C," and "D" Height and Area Districts,`'sunparlors may be built not <br />more than eight (8) feet in front of the building line, and not exceeding seventeen <br />(17) feet or two (2) stories in height provided the enclosing walls have a total width <br />or window sash of seventy-five (75) percent of the girth measurement of the <br />outside walls with average sash height of windows equal to fifty (50) percent of <br />room height and no interior partitions. All glazing shall be done with clear glass <br />only. In addition, no permanent exterior or interior opaque window coverings shall <br />be allowed. <br />(13) In the "A," "B," and "C" Height and Area Districts the required set back from side <br />streets on corner lots shall not be greater than twenty-five (25) percent of the <br />width of the lot. <br />(14) In the "D," "E," "F," and "G" Height and Area Districts no side yard will be required <br />on the side of a lot which borders a public alley. <br />D(15)In all Height and Area Districts,,a solid fence or wall not more than six (6) feet in <br />height, a fence or wall composed of at least thirty (30) percent open space to <br />permit the unobstructed passage of air and light through such space and not more <br />than eight (8) feet in height, or a hedge or other planting barrier not more than <br />eight (8) feet in height may be erected in the required side and rear yards; but in <br />no case, except as regulated in Section 21.169, shall any fence, wall, hedge, <br />structure or other barrier greater than three (3) feet in height be erected between <br />the street lot line and any setback line required by this article unless such fence, <br />95 <br />
