CERTIFICATE OF APPROPRIATENESS APPLICATION <br />WRITTEN DESCRIPTION <br />The proposed work will repair the detached garage at 1043 Riverside Drive <br />addressing the code violations cited by the Office of Code Enforcement (see enclosed <br />document) while proceeding in a manner deemed appropriate by the Historic <br />Preservation Commission. <br />The existing dimensions of the garage will be maintained, in that the current <br />footprint, 17'x20' will not be affected. While the profile of the roof will be altered <br />(restored to a hip roof) the height of the new ridge beam will not exceed that of the <br />current roof peak. <br />REPLACE ROOF SYSTEM <br />The roof system that now exists is wholly inadequate, structurally unsound, and <br />needs to be replaced wholesale. It includes a structurally subversive and architecturally <br />questionable vented gable in the center of what was previously a straightforward hip roof <br />(see pictures A, A2, B, C, D). We propose to remove and dispose of the entire roof and <br />rafter system. While the roof is off we will straighten and shore up the walls as the <br />situation allows, rework inadequate wall framing, improve headers over the garage doors, <br />and add a double top plate to all the walls (currently only single top plates exist). <br />Abandoning the vented gable we will build a simple hip roof, as one sees on many <br />of the neighboring garages. It will be built to a 4/12 pitch with 2x6 nominal lumber for <br />24" o.c. rafters. The sheathing will be of 1/2" OSB. Weatherproofing will include 15 <br />lb.felt paper, and metal drip edge. The roof will be shingled with 3 in 1 tab shingles, <br />matching as best as possible the current sandy brown color. <br />The builder, Amanda Cragen, has proposed a closed, vented soffit to replace the <br />existing open-ended rafter tails to help prevent the kind of weather damage that has <br />occurred in the existing roof (see "Soffitt Detail" and photo E). There are several <br />neighboring garages that have the same or similar soffits with fascia boards. <br />REPLACE SIDING AND WOODEN DOOR <br />The siding on the east side of the garage is severely weathered and wom and will <br />be replaced with wooden dutch lap siding with a profile matching the existing siding (see <br />photo F). The wooden, sliding, barn -style door will be replaced with a copy made of bead <br />board and 2x nominal lumber (see photo A). The existing hardware will be saved and <br />reused to the extent possible (see photo G). <br />PAINT FINISH <br />All exterior wooden surfaces will be finished to match the house: brown body and <br />white trim (see photo H). As needed the surfaces will be scraped and sanded, then primed <br />and painted with exterior grade latex primers and paints, satin finish for the body, semi- <br />gloss for the trim. <br />
