Neal <br />1236 Hampshire Drive <br />South Bend, Indiana 46614 <br />Landmark or District Designation: Edgewater Place Historic District <br />Rating: None, vacant lot <br />STATEMENT OF SIGNIFICANCE/HISTORIC CONTEXT <br />The development of the neighborhood began in 1871 with the plating of a-section <br />along the road leading to Mishawaka. In 1875, five houses were shows along the road. <br />Most of the district, however, was left undeveloped until the platting of the Edgewater <br />Place Addition in 1919 by Whitcomb and Keller, two of South Bend's important early <br />developers and realtors. <br />RECOMMENDATION <br />The applicant is requesting the placement of a mobile office structure that is eight <br />(8) feet by twenty six (26) feet. The reported uge is as an office for a used car business. <br />The lot currently has no structure of any kind existing as the result of a fire many years <br />ago.. The staff has reservations about this project. There are no other temporary <br />structures along Lincolnway East in the historic_ district. However, we should consider <br />the value of some occupancy over a vacant lot. Some restrictions should be placed on the <br />owners. The trailer should look as permanent as possible with skirting being placed <br />around the bottom so as to cover the wheels and landscaping should be used to soften the <br />view. Also, additional landscaping should be required along the street to beautify the <br />entrance and help mask any fence should one be required. <br />50 <br />1 <br />
