Mr. Leslie was born in Mishawaka in 1921 and married Mary Elizabeth Hulbert in 1945;
together they had a son, Michael and a daughter, Mary Sutherfield. Mr. Leslie was a
World War II Veteran and retired in 1984 after 37 years of service as a pattern maker at
the Dodge Division of Reliance Electric Company. Mr. Leslie passed away in 1995 at
age 73, his wife, Mary Hulbert, retains ownership of the property with son, Michael as
caretaker.
RECOMMENDATION
The Preservation Guidelines for Local Landmarks follow the Rehabilitation Model,
Group `B" Standards.
The owner is requesting to replace all original wood, double hung
windows with NuSash, vinyl, double -hung, one over one windows with fixed frosted
transems above The; vindoy.rs would b- T)" -'s " x 19" frosted vinvl
transoms above. All wood trim would be covered in vinyl and all wood storms would be
removed. The existing brick openings would be left as is.
The existing windows are wood, double -hung, 32" x 73" in size with six over six
mutin divisions and wood surrounds. The existing top half of the windows have been
blocked in on the inside to hide the fact that the interior ceiling had been lowered to a
point that would be visible through the windows.
The staff has had several conversations with the contractor, John Clark, to
come up with a more historically accurate replacement window without adding to the
cost of the project. As a result of these conversations the staff is recommending that the
replacement windows be full size, i.e., 32" x 73" , solid vinyl double -hung, with a six
over six mutin division. To solve the ceiling exposure problem the top '/a of the
windows will be treated/frosted so that the new ceiling is not visible from the outside.
The staff also recommends that the existing wood surrounds be retained or replaced in-
kind where needed and left exposed. They should not be covered in vinyl. Also, the
existing wood storm windows should be stored for future owners.
The contractor has assured me that full size, 32" x 73", windows will not cost
anymore then the windows the owner is actually applying for. Mr. Clark has also
informed me that his company will install the six over six mutin pattern at no extra
charge. The staff feels that installing smaller windows with out mutin divisions and with
transoms on top would be too much of a departure from the original window design and
that the aforementioned compromise would retain the integrity of the structure at no extra
cost to the owner.
2
