After Prohibition the company again began to produce beer and soon filled 50,000 <br />barrels a year. The primary sales area for their products was northern Indiana and <br />southern Michigan. The firm eventually built new offices directly across the street from <br />the brewery and converted the old office space into manufacturing space. By 1950 <br />business was stagnating, production was at half its previous volume. The brewery closed <br />on November 11, 1950, however, the ice department, Polar Ice and Fuel, continues to do <br />business to this day. <br />RECOMMENDATION <br />The Preservation Guidelines for Local Landmarks follow the Rehabilitation Model. <br />Group B Standards <br />The applicant is requesting to modify the parking lot and windows as required by <br />public codes for banquet hall/assembly uses. The applicant is proposing to retain the <br />existing openings in all windows except for two units located on the north elevation; <br />second floor (as depicted in drawing) that will have their sills lowered approximately 24" <br />to allow for fire department access. <br />The applicant is also requesting to install a new asphalt parking lot with curb cut <br />improvements on College Street. Additional parking lot lighting is proposed at the south <br />end of the lot with a 20' tall poll, bronze anodized fixture with "shoe -box" style head. <br />The lamp is proposes as a metal halide source, wattage yet to be determined. <br />The staff finds the proposed alterations to sensitive to the structure and with in the <br />guidelines. This building will only survive if it can be adaptively reused to earn money <br />and if these minor changes are required to achieve this goal the staff recommends they be <br />approved as submitted. <br />2 <br />
