Sunnyside <br />South Bend, IN. <br />OWNER — Robert & Emee Miller <br />DESIGNATION — LHD -EW <br />RATING — Non - Contributing <br />STATEMENT OF SIGNIFICANCE /HISTORIC CONTEXT <br />This Colonial Revival style house was built in 1948 by J. Benson and Elsie Ball. Mr. Ball was <br />a division manager with the Indiana & Michigan Electric Company. The couple owned the <br />house for only two years, selling it to Indiana Franklin Realty Inc., in 1950. The realty <br />company rented the house to various people until 1965 when it was sold to George & Phyllis <br />Plaut. Mr. Plaut was a labor consultant for Clark Equipment. Mr. & Mrs. Plaut resided in this <br />house until 1971 when they sold it to John Robert & Sharon Deering. Mr. Deering was the <br />treasurer for Hickey Construction. They lived here until 1975 when the house was sold to <br />Ronald L. Schwanke, who in turn sold it to the current owners, Robert & Emee Miller in 1992. <br />PROPOSED CHANGE <br />Applicant is proposing to, relandscape, replace roof, replace siding and build portico over front <br />entrance. <br />STANDARDS <br />Preservation Guidelines for East Wayne Street Historic District: <br />b) .... the guidelines for the East Wayne Street District follow the Rehabilitation model... <br />I. Environment <br />I.A. District Environment . <br />Recommended <br />Whenever possible, the original features should be restored. Plant materials and trees in close <br />proximity to the buildings, sidewalks or streets that are causing deterioration to those elements <br />should be removed. As much natural vegetation as possible should be preserved. If large <br />shrubs become unsightly, to the point of detracting from the historic character of the house or <br />site, they should be cut back and allowed to rejuvenate. Dead and diseased material should be <br />selectively removed. Trees and major landscaping elements that must be removed for one <br />reason or another should be immediately replaced by suitable flora. <br />
