Prohibited <br />...Front yard areas shall not be transformed into parking lots, paved, <br />blacktoppedor fenced. <br />RECOMMENDATION <br />The area of this property proposed for expanded 'parking.facilities includes a <br />parcel behind the adjacent building located at 1208 Lincolnway East. This _ <br />property has no alley access but does have an existing driveway connection at <br />its Lincolnway frontage. The proposed enlargement of the parking pad will, <br />prov ide morecoherentparking layout of a design with improved layout in <br />compliance with the requirements of the zoning ordinance. <br />Although the proposed (and completed) paving retains two trees which'mark the <br />extension of the property—line from forward on the property, the removal.of <br />one mature tree has been required as shown on the site plan. <br />The exp ansion of the parking lot is appropriately located at the rear of the <br />property and is appropriate to the use of the property. It should cause no ill <br />effect to the existing structures which include the house and carriage house. <br />The commission typically-requires.replacement of removed trees. Staff <br />recommends approval of the application with a stipulation that the tree lost <br />to this project be comp_ens'ated by the planting of a new tree at an appropriate <br />alternative location. <br />DBD <br />12/19/97 <br />
