CERTIFICATE OF APPROPRIATENESS STAFF REPORT <br />APPLICATION -- 1998 -0331 <br />PROPERTY -- 1029 Hudson Avenue <br />South Bend, IN <br />OWNER =- John, & I Christine O'Brien <br />DESIGNATION -- LHD -RD . <br />RATING . -- Significant' S /11 ' ` ' <br />STATEMENT OF SIGNIFICANCE MISTORIC <br />Mrs. Anna Poehlman, widow of Godfrey Poehlman the past of Muessel <br />Brewing Company, - purchased the property from the Portage Land Company in 1915 <br />and this Queen Anne style house constructed the same year. Mrs. Poehlman <br />lived 123 S. St. Joseph and used this house as rental property. She owned <br />the property.until her death.in - 1928 when the -house passed 'to her-daughter, <br />Mrs. - O.ttilie Poehlman Miller Mrs. - Miller alko rented the - house, , she was the <br />vice president of the $outti -Bend Highland Cemetery Association. The house <br />remained in her possession until 1943 when she - sold it toAHerman Newsome and - <br />his wife, Irene. Mr. Newsome was'a lawyer, he and his lived in the house <br />until 1971 when he sold the house ' to his wife. Mrs: Irene Newsome and <br />Marjorie 'Newsome 'sold the house to- ,Jeffrey Lee Mathis in November of 1971. <br />Mr: Mathis'rented the house:_to Kurdy until' 1985 when he sold the house <br />to the' current`owners;' & Christine O'Brien. <br />PROPOSED CHANGE <br />Applicant; proposes to replace two attic windows with Anderson double hung <br />windows and ` screens.ano - one with similar Andersen fixed -sash. The front window <br />has "a ,division of 9- over :.I'. and;. the applicant. p <br />roppses to get as close the that <br />_division as possible; The side window is fixed window with 12 divisions which <br />the.applicant.has stated that it be replaced with a window with.an <br />unknown muntin design:: -The rear., would-widen the-existing <br />- opening 12 inches in both dimensions. The replacement. sash at�this location <br />would also receive, - a -12 •pane'munt,in - insert. - <br />STANDARDS.- <br />The--'P-reservation-Guidelines tor,Riveiside Drive - Historic District. <br />b):. - ..The Guidelines for the ' Riverside "Drive District follow the <br />Rehabilitation Model.... <br />II.C.1. Required - - <br />Original windows and doors, including sash,,lintels, sills,.shutters, <br />decorative glass hardware shall be- retained or when' <br />deteriorated= beyond - repair . .. ; replaced - with units and trim - resembling the <br />original. <br />II.C.3.- Prohibited <br />Original windows,-doors-'and hardware shall not be discarded when they can be <br />restored and .reused in place. New windows or door. openings that would alter <br />the -scale and proportion of the•*building shall not be introduced. <br />Inappropriate new - window or door features such as metal insulating glass <br />combinations. that require the removal of original• windows and doors shall not <br />be installed. - <br />
