CERTIFICATE OF APPROPRIATENESS STAFF REPORT
• RECOMMENDATION
The proposed alterations to the roof form indicated in this application would
modify the roof form from a simple flat roof to a hipped roof of minimal
pitch. The Owners stated purpose -in this alteration is to alleviate repeated
interior damage which has resulted from the past failure of the flat roofing
membrane. Past replacement of the original built-up roof with more modern
membrane roofing has failed to fully remedy this problem.
Under the proposed specifications the new structure would rise'a maximum of 2
1/2 feet above the existing flat roof in a half -pyramidal form. The height of
this rise is restricted by second story window placement on the main body of
the house. This would yield'a minimal visual impact from the street. The
proposed roof will not result in removal of original roof surface or'original
eave soffits and mouldings. Subsequent work would_ therefore be capable of
restoring the original flat -roof character should this be desired in the
future.
It is noteworthy that the flat roof character of this appendage to the house
derives from open porch features on the "Colonial original" whereas it would
appear that this room was originally constructed as enclosed space.
Although the proposed work does constitute an alteration of the shape of the
roof, this alteration is minimal and should be perceived only upon close
examination. Therefore it affect on district character may be considered as
negligible. The procedures are also entirely reversible. Staff therefore
recommends approval of this application.
• DBD
6/11/96
