PROPERTY -- 1345 East Wayne Street (S) <br />South Bend, Indiana <br />OWNER -- Mary Am Matthews <br />DESIGNATION -- East Wayne Local Historic District <br />STATEMENT OF SIGNIFICANCEMISTORIC CONTEXT <br />This residence which was constructed in 1956 was rated <br />Non -Contributing in the Indiana Historic Sites and Structures <br />Inventory due to its age. The structure is a two story Ranch <br />Style with Renaissance Revival details. <br />It was considered unaltered at the time of the survey although <br />careful examination of photographs from the survey indicate <br />some changed out windows and a skylight which was probably <br />added. <br />PROPOSED CHANGE <br />Owner proposes to remove single glazed mill finish metal <br />casement and picture windows and replace them with new metal <br />clad wood casement windows similar to those which have been <br />previously altered. <br />STANDARDS <br />The Preservation Guidelines state: <br />1) Guidelines for East Wayne Street Historic District follow <br />the Rehabilitation Guidelines Model. <br />2) REHABILITATION - Maintaining the existing character ... <br />whenever possible, returning it to it's original condition ... <br />contemporary methods and materials would also be acceptable in <br />appropriate situations. <br />3) (C-1) original windows and doors .... shall be retained or <br />when deteriorated beyond repair, replaced with units and trim <br />resembling the original. <br />4) (C-2) ...If new sash and doors are used, the existing design <br />and hardware should be used.... If steel casement windows have <br />to be replaced or removed, windows of similar size and style <br />should be used. <br />
