•..` CERTIFICATE OF APPROPRIATENESS STAFF REPORT <br />PROPERTY -- 713 Cushing <br />South Bend, Indiana <br />OWNER -- Dayle Brown <br />DESIGNATION -- LL <br />STATEMENT OF SIGNIFICANCE/HISTORIC CONTEXT <br />This c.1898 Gabled -Ell structure was probably built as speculation by the <br />Cushing & Lindsey developers. It is a t -plan with a gabled rear extension. The <br />house is in excellent condition though it has had many alterations to its <br />original condition. It is rated S/11 in the Indiana Historic Sites and <br />Structures Survey. <br />PROPOSED CHANGE <br />The owner proposes to replace the second story back door with a double hung <br />window compatible with other windows in the house. <br />STANDARDS <br />Group B Paragraph 1- The Commission has the authority to determine the <br />architectural merits and the extent of any proposed treatment, renovation, or <br />addition to a historic landmark. <br />Group B C.2.- All work should be done in the architectural style and in a <br />technique compatible with that of the original structure. <br />RECOMMENDATION <br />This single family house at one time had a second story apartment which had <br />egress from a rear second story exterior stair. The house is used as a single <br />family residence again. The door from the apartment is still extant although <br />there is no interior landing nor any exterior landing or stair. This lack of <br />landings and stairs renders the door useless. <br />The standards state "All work shall be done in the architectural style and in <br />a technique compatible with that of the original style and construction...�� <br />The replacement window proposed by the owner will be larger than other <br />existing windows in the structure to fit the existing opening of the door, but <br />will be the same in regard to method of operation and number of panes. The <br />owner would have to piece in siding to enclose the opening for a smaller <br />window that was dimensionally the same as other windows, whereas by using a <br />larger window the owner is able to use the existing door opening without <br />adding siding material. The Staff also notes the door is at the rear of the <br />structure and not visible from the main thoroughfare. <br />Staff recommends approval. <br />CAA 12/7/94 <br />
