I;tHTIVICATE UN APPROPRIATENESS STAFF REPORT <br />PROPERTY -- 1207 Riverside Drive <br />South Bend, Indiana <br />OWNER -- Edward & Jeanette Slaby <br />DESIGNATION -- Riverside Drive - Local Historic District <br />STATEMENT OF SIGNIFICANCE /HISTORIC CONTEXT <br />This two story brick dwelling was constructed before 1912. It is rated as a <br />Significant /112 in the Indiana Historic Sites and Structures Survey. It is <br />designed with free classic and Prairie style influences. The major exterior <br />finish is stucco. The first resident was John D. Campbell, the secretary of <br />the Campbell paper Box Co. & L.D. Tel(ephone) Co. <br />PROPOSED CHANGE <br />The Owners propose to replace existing slate shingle with new synthetic <br />shingle designed to replicate the appearance of slate. <br />STANDARDS <br />The treatment level established for Riverside Drive LHD is rehabilitation. <br />The design Guidelines state: <br />1) "Recommended - Whenever possible, the original shape and materials of the <br />roof should be restored. Particular effort should be made to retain materials <br />such as slate, tile,and other unique materials not commonly found in new <br />construction. Roof covering which is deteriorated beyond repair should be <br />replaced with material that matches as closely as possible the original in <br />composition,size, shape,color, and texture." <br />RECOMMENDATION <br />The existing slate roof is clearly extensively deteriorated and damaged, with <br />many missing and broken pieces. The owners have endeavored for several years <br />to maintain this roofing with piecemeal repairs. This approach has become <br />unduly burdensome at this time. <br />The proposed new replacement roofing material is manufactured for application <br />where the appearance of slate is desired. <br />The Staff recommends approval of this application. <br />David B.
