CERTIFICATE OF APPROPRIATENESS STAFF REPORT <br />PROPERTY -- 537 Edgewater Drive <br />South Bend, IN 46601 <br />OWNER -- Joseph S. Pietrzak <br />DESIGNATION -- Edgewater Place LHD <br />STATEMENT OF SIGNIFICANCE/HISTORIC CONTEXT <br />The house at 537 Edgewater Drive is located in the Edgewater Place LHD and was <br />assigned a rating of C/10 on the Indiana Historic Sites and Structures Survey. <br />The house was built c. 1921 by Whitcomb and Keller. It is a Colonial Revival <br />residence that has been significantly altered by the addition of aluminum siding, <br />aluminum storm windows and doors. <br />PROPOSED CHANGE <br />The applicant proposes the replacement of wood storm windows with white aluminum <br />double track storm screens. He also wants to replace the existing aluminum cross - <br />buck storm door with one of solid glass. The application also includes routine <br />chimney repair (tuckpointing) and the reroofing of the entire house, the last <br />of which has been postponed by the owner. <br />• STANDARDS <br />The district standards state (II.C.1.) "Existing or original windows and doors ... <br />shall be retained, or when deteriorated beyond repair, replaced with duplicates of <br />the existing or original." and (II.C.2.) When metal storm windows are used they <br />should be painted ... to match the existing." and (II.C.3.) "Existing or original <br />windows, doors ... shall not be discarded when they can be restored and reused <br />in place." <br />RECOMMENDATION <br />The staff recommends against the replacement of the wood storm windows opting <br />instead for the repair of the windows allowing for proper fit.
