4pMay 5, 1992 <br />STAFF REPORT <br />Ann Manion / Stephen Murphy <br />1071 Riverside Drive <br />South Bend, IN 46616 <br />STATEMENT OF SIGNIFICANCE/HISTORIC CONTEXT <br />The c-1911 American Four Square/Prairie dwelling located at 1.071 <br />Riverside Drive is within the Riverside Drive Local Historic <br />District boundaries. The building is rated a C/9 on the city <br />resurvey and sits amid a streetscape of houses of similar <br />proportion and ear. A contributing garage is located at the rear <br />of the property and is accessed via a rear alley. <br />PROPOSED CHANGE <br />1) Replace existing concrete walk running from side entry to <br />garage in kind: materials and dimensions to replicate existing. <br />2) Install rectangular patio to extend fifteen feet from rear of <br />house. Width of patio to run from fence to fence (width of lot) <br />with three foot buffer between fence and patio (three foot <br />flowerbeds). Area at side entry will be all concrete to fence. <br />Sidewalk to be replaced will be incorporated into patio area. <br />STANDARDS <br />I. Environment <br />B)-Buildinq Site and Landscapinq <br />1) Required <br />Plants; trees, fencing, walkways ... which reflect <br />the property's history and development shall be <br />retained. <br />2) Recommended <br />New site work should be based upon actual knowledge <br />of the past appearance of the property found in - <br />photographs, drawings and newspapers. New site work <br />should also be appropriate to existing surrounding <br />site elements in scale, type and appearance. <br />3) Prohibited <br />No changes may be made to the appearance of the site <br />by removing old plants, trees, fencing, walkways ... <br />before evaluating their importance to the property's <br />history and development. <br />RECOMMENDATIONS <br />The proposed walk and patio is out of scale with the rest of the <br />site. A smaller patio, with a reduced concrete area, would be <br />more appropriate. The replacement walk should closely adhere to <br />the width and path of the existing. <br />James V.
