Bennett <br />1017 Riverside Drive <br />South Bend, IN 46616 <br />STATEMENT OF SIGNIFICANCE/HISTORIC CONTEXT <br />This c. 1904 American Four Square residence is rated a C/9 on -the <br />city survey. The building is located within the Riverside Drive <br />Local Historic District, set in a streetscape of similarly <br />proportioned houses. A detached garage sits at the rear of the <br />property and is accessed from the alley. <br />PROPOSED CHANGE <br />Remove existing rear entry vestibule/utility room (measures 5' X <br />8') and replace with utility/bathroom (to measure 10' X 12'). <br />STANDARDS <br />III New Construction <br />A) Heiqht and Proportion <br />__-1)---Required <br />Additions to existing buildings shall be related in <br />height and proportion to the existing structure. <br />3) Prohibited <br />Additions that would add new height or change the <br />existing facade of a building and change its scale <br />and architectural character may not be constructed. <br />4) Not Recommended <br />Any style or period of architecture that is <br />incompatible with the existing should not be <br />permitted in new additions. <br />B) Building Materials <br />1) Required <br />Materials used on an addition to an existing <br />structure shall related to the existing or original <br />materials of that structure. Also, as much of the <br />original structure as possible shall be retained so <br />that the addition could be removed without damage to <br />the basic structure and appearance of the building. <br />RECOMMENDATIONS <br />The existing rear vestibule/utility room, with its vertical <br />tongue and groove siding, is an addition or porch enclosure of <br />typical of the 1930's and early 1940's. There are other examples <br />within the district boundaries. <br />The proposed addition closely adheres in form, material, and <br />character to the existing, and is therefore generally in keeping <br />
