t February 10, 1992 STAFF REPORT Ann Manion / Stephen Murphy 1071 Riverside Drive South Bend, IN 46617 PROPOSAL 1) Replace original front sconces with Catalina Lighting fixtures model #4015SB5VBB, polished brass color, 25" x 6 3/4" x 6 3/4" 2) Install Catalina Lighting fixture model #4013SB5VBB-12, polished brass color, at side (east) entry. Install dual flood light at south-east corner of house. 3) Replace deteriorated wood garage rolling door (7' x 8) with Clopay steel weather insulated door, no glazing, smooth profile. 4) Install wrought iron rail at front concrete steps/landing - to engage into east wall. STANDARDS II..Existing Structures A) Building MateriaAs 1) Required Original exterior building materials shall be retained. 2) Recommended Whenever possible, the original building materials ' ( ` should be restored. D) Entrances. Porches and Steps 1) Required j Existing or original porches and steps, including I handrails, balusters, columns, brackets, tiles, and. roof decorations shall be retained or replaced by replicas of, the same design and materials when deteriorated beyond repair. C) Windows and Doors 3) Prohibited New ... door openings that would alter the scale and proportion of the building may not be introduced. RECOMMENDATIONS 1 & 2) The original sconces, in keeping with the Prairie style of the structure, are in deteriorated condition. The HPC staff has sufficiently documented them in place should future owners desire to replace with replicas. There is nothing in the standards that is specific with regards to outdoor lighting not in the public right of way. The staff recommends that the owner be permitted t.o install all lighting as specified in the project description. 3) The existing rolling garage door is not: original; it is in deteriorated condition and needs replacing. The garage port faces onto a rear access alley.' The staff is in favor of the installation of a steel insulated door; however, a door %iLh a L, recessed paneling detail would be more appropriate than the smooth steel finish. The manufacturer, Clopay, makes such a door: model # 74.
