STUDEBAKER CORRIDOR PROPOSALS: SUMMARY <br />Transwestern Buildina <br />Recommendations: Preserve the north portion of the building <br />(Corridor Study Building No. 48A) as an anchor for the new <br />industrial park. A1`low the demolition of the remainder of <br />the building. Give the money saved buy not demolishing the <br />northern section of the building to the developer as a grant <br />to be used to help restore the structure. <br />1. The northern part of the building (about 45% of the <br />total) is the largest contiguous portion of the <br />building that is still in relatively good shape. This <br />addition (like the smaller southern addition), has more <br />detail than the center portion of the building, with <br />the concrete frame clearly expressed on the exterior. <br />2. The northern portion of the building together with the <br />south facade of the Studebaker Administration Building <br />and the east elevation of the Shetland Building will <br />preserve the essential urban character of Bronson <br />Street. There is probably no other area in the city <br />where this large scale urban warehous streetscape still <br />exists. <br />3. The northern section of the building has very unique <br />and exciting interior spaces - with high ceilings, <br />large windows, and a 400ft.-long vista framed by <br />overscaled concrete columns. These are very dramitic <br />spaces, which we believe could be well suited for <br />office retail space, small industrial space, exhibition <br />space, studio space, warehousing, or other use. <br />4. Allowing the demolition of the remainder of the <br />building mitigates the building's two biggest problems: <br />its size and lack of open land on the site. <br />It significantly reduces the size of the building <br />which we believe is the greatest impediment <br />standing in the way of successful development. <br />- It frees up land which could be used by a new <br />owner for parking and perhaps an addition to the <br />building which could create a new building entry <br />from the south. <br />Use the Transwestern Building as a housing complex for the <br />elderly --apartments, shops, and parking all in one building. <br />The building is well -constructed and in better shape than <br />the Avanti or Standard Surplus. <br />Use the $1.3 Million demolition funding alotted to the <br />Transwestern to encourage developers to use the building. <br />
