April 1990, Page 3
STAFF REPORT
John and Chris O'Brien
1029 Hudson
South Bend, IN 46616
PROPOSAL
The owners propose to enclose a rear lattice porch to create
space for a bathroom. The exterior would be covered with
aluminum or vinyl siding the same size as existing clapboard
on the rest of the house. A window would be placed in the
rear wall. The size of the room would remain 8 8 1 .
STANDARDS
New Construction
A. Heiaht and Proportion
Additions to existing buildings shall be related in
height and proportion to the existing structure.
Additions that would add new height or change the
existing facade of a building and change its scale and
architectural character may not be constructed.
B. Buildina Materials
Materials used on an addition to an existing structure
shall relate to the existing or original materilas of
that structure. Also, as much of the original
structure as possible shall be retained so that the
addition could be removed without damate to the basic
structure and appearance of the building.
Aluminum siding may be used when it is the only
feasible alternative. This siding should be compatible
with the original size and style and with the materials
of other buildings in the district.
RECOMMENDATION
The lattice porch is a non - contributing feature of the
building. The corner in question cannot be seen from the
street. The house has two contributing porches, but not
enough bath space. Therefore, the staff recommends that the
owners be allowed to develop the 8'x 8' area as a bathroom,
and that they be allowed to use siding of a comparable size
if clapboard is cost prohibitive.
