page 4 <br />0 STAFF REPORT <br />2*2 River Avenue <br />South Bend, IN 46616 <br />PROPOSAL <br />The owner proposes to remove the existing porch and replace <br />the ratted tongue -in -groove floor with either wood or <br />concrete. The porch supports are to be replaced with <br />supports of a slightly different design. Wood is to be used <br />on all (with possible exception of flooring as mentioned). <br />STANDARD <br />Required - Existing or original porches and steps, including <br />handrails, balusters, columns, brackets, tiles and roof <br />decorations shall be retained or replaced by replicas of the <br />same design and materials when deteriorated beyond repair. <br />Prohibited - Porches and steps that are important to the <br />building's style and development may not be altered or <br />removed. <br />• RECOMMENDATION- _ <br />The owner believes that to rebuild the existing porch would <br />be cost prohibitive. The design submitted by the owner is <br />significantly different from the existing structure. The <br />staff, in compliance with the standards stated above, <br />recommends that the owner be required to repair and replace <br />elements of the existing porch such that it retains its <br />current style and fenestration, unless substantial evidence <br />can be submitted to demonstrate financial hardship under <br />such replacement. <br />is <br />
